I have to post this unfortunately. We’ve lived here for over a year and there’s just so much wrong here that I wanted to share our experience in case it might help you make a decision. The management team has been great but many of them have left already. So I’m not too sure about those left. They are very slow to get anything fixed. They provided electric chargers in the parking lot and in a few select garages. We rented one of those garages with one to be able to charge. However it broke in less than a year and they have not fixed it. We know it’s not our car because the ones in the lot are constantly faulted too. But they blame our car. Of course. That way they don’t have to fix it. Our garage one has been broken and unusable now for months and still isn’t working. Also they provided two chargers in the parking lot but then placed two handicap spots right next to them. And they provide no reserved spots for electric vehicles so gas vehicles can and do park beside them often. Makes no sense. They promised a heated pool but took their time and never heated it for nearly an entire year. There are constant rebuilding of things that were done poorly by the first construction company. There are still draining issues everywhere. Including on the floors outside the apartments. You need get through huge pools of water on the deck to get to your 4th floor apartment for a full day after a rain. The place is very dirty constantly and no one works on weekends. The trash service they offer is only provided 5 days per week instead of nightly. We constantly have to take out the trash which is always piled out into the parking lot with overflow because they have no desire to handle it appropriately. They have a monopoly on the internet and tv. Only one third party provider is allowed to provide service. They only offer their service and DIRECTV satellite which would be great tv, but they charge nearly double what Directtv does because they can. Because they are the only option. For example, I could get AT&T fiber 1GB for $60 per month. But instead I HAVE to pay $60 for 150gb from Gigamonster. I could get DIRECTV satellite for $65-90 first year depending on package. But the same $90 package is $167 with Gigamonster third party. Just fyi. There is NO other option besides streaming services that use internet. They have two “office pods” for residents to use but nearly everyday I stop in there during weekdays, they are both being used by their management or construction companies who work on site. Whenever we have a maintenance issue lately it takes them days to respond if they even do. Many times I submit the request and then have to go down and find them and complain personally. They provided a car wash pad with water/soap/Vaccuum. It took them over a year to get it provided as promised and then worked for less than a month before placing out of order signs on it. It’s a very dog friendly community so if you have a dog then great. If not (not everyone is) then the elevators constantly smell like wet dog, have dog pee on the floor of it, and children get on elevators with other people with pit bulls which can be scary. Honestly this is just a small number of all the issues they have. I wish I could write a good review but it’s just hard too when there are so many issues. *** Warning. The elevators have all been down for a month now. They claim the elevator company have parts supply issues but reality is if this was a hotel or hospital or shopping mall it would have been repaired in 48 hours. News flash, there’s more than one elevator company in Florida. Also it’s getting pretty trashed around here. They don’t seem to bother with typical cleaning maintenance anymore. All of the floor decks outside the apartments on all floors used to get pressure washed once every two or three months. It’s been an extremely long time since they’ve done this and the floors are all disgusting. Emails and complaints about it have done nothing. This isn’t a luxury place anymore. They want to charge you luxury apartment rates though fyi.

Good about living here: parking is generous, pool, gym, clubhouse, plenty of grilling stations, beautiful location and close to Disney World. Bad about living here: walls are paper thin. I constantly hear my neighbors conversations next door and them being intimate every other night. It almost feels like you’re living in a cheap motel although you’re paying a lot to live here. It’s kids central here so if you were looking for peace and quiet you won’t get it here on the property. It can be dirty at times such as the pool and gym area so just be aware of that. If something breaks, pack your patience, we’ve been without an elevator for a month now so if you live on the 4th floor or handicapped, be prepared to walk up the stairs. Lastly, if you need to reach the office, good luck, you will be redirected to a generic line and they will pass the message unless you go in person an address the concern yourself.

Unfortunately I am here to change my feedback. Today is very hard to live in Delamarre since the office crew is not the same and current crew doesn’t care for residents claim neither wellness’s that each one looked for when moved here few months ago. Buildings are always dirty and with a bad smell. Too much outsiders are using daily the Gym and the office don’t do anything. Grills are in bad condition and now no prediction for when elevators will come to work again… maybe months what I just listen from office. I could list a punch of items that are now different from when we moved here but I believe that it is enough. If things changed to better, I will be pleased to modify my feedback again, but it doesn’t look will happen.

This has been a great place to live! We have no complaints living here! “Flooding” in the hallways is just a large puddle. You can easily walk around it. That doesn’t deserve a 1 star review! Plenty of amenities to choose from. No apartment complex comes close to what Delamarre has to offer! Super close to the Disney Parks!

Phase 1 has been completed. It includes 379 units. Phase 2 of construction has begun and will be completed in Spring 2023. That building will consist of 95 additional units
First move in dates are around June 19th
