From MY understanding, homeowners do NOT need to buy a membership but there different membership types. Be sure to ask... There is a membership office.

The $10 PGA West dirt parking lot off Jefferson is terrible. They get you in and take your money. Then you wait 90 minutes to get out of the parking lot. After the Stevie Nicks concert these people were no where to be found directing people out. Shameful. I’ve been to events in LA, SFO, Chicago, NYC and it was way easier to get in and out. I will never goto an event at PGA WEST again.
