Without reading this whole review, let Fred take care of all you real estate needs, no questions asked. We started with a simple request through a web request and immediately were contacted and had a quick introductory conversation with Fred. I know what you are thinking, when you submit a request they always respond quick. To this day 3 Years later and 3 complex transactions, Fred has always responded with a phone call or quick texted, in a timely manner. Transaction #1 was a Fremont home, older but remodel and new kitchen. I figured lets just list it in a Hot market take our money and move to a bigger newer home since we out grew the home ( we had twins). Fred advised us on repairs to prep the home for a successful sale. I countered with lets just slap some paint and clean the yard, "it will sell". Fred knowing his business prepared a detailed estimate for each item and forecasted rate of return. He also gave us many spread sheets of local homes prepared and not prepared. It showed us in black and white that quick high sale are a result of great prep work. All told we figured we would be comfortable with the market going of 1-2% over fair market. With his diligent prep work work and market strategy we got over 5% over in 2019. Mind you we were asking a fair normal asking price, not listing way low and claiming to get 15% over. He backup up all his comments with hard data that was easy to understand. Transaction completed very happy. Transaction #2 Purchasing our home to move and live in. He scouted cities for our growing family and we settle on Livermore. He showed us a house which ended up not working slightly over budget and a seller that was hard on his price. We saw a listing on the same street via internet that was over 150 days but sale sign out front. You are thinking just a realtor that didn't update listing. Fred contact the agent and it turns out the seller was being very difficult with her own agent regarding letting people/clients view the inside. Fred forged ahead making a case why we would be a great fit as buyer. The listing agent later told us that she only let 3 families inside in those 150 days on the market. Reasoning, she was a hoarder but the home was in great shape and priced under market valve. Fred went to work on preparing an offer which she rejected. He went back and resubmitted the offer again with reasons backed up by numbers why she should still consider our offer. Ultimately she accepted as we had a cash offer and were ready move during Christmas break. Transaction completed but the seller had an absolute mental breakdown and didn't pack any of her THOUSANDS of hoarded items/boxes. This is where Fred impressed us as we didn't want to kick out a heartbroken distraught seller, during Christmas. Fred put together a contract that recoup all our looses including interest, which mad us "Whole financially". It took 2.5 month and we got our Home! After 3 month of living and many similar home sold for over 100k over what Fred was able to negotiate! Albeit it was a very difficult transaction but Fred was there every step of the way. Many time way outside of what his was obligated to do as an agent. Transaction #2 completed and completely satisficed. Transaction #3 We offered asking price (fair market) with section 1 stipulations/home inspection protections, as she didn't have it all prepared. Offered declined. we found out the selling agent had an offer in place (her own buyer) that fell through and was still trying to bring her own buyer. As the market started heating up, she insisted that we would needed to make our offer more competitive. Her idea of more competitive was remove inspections completely. Upon Fred's recommendation we paid for the missing inspection report out pocket, as ammo to point out how we came up with our "competitive offer". At the end of the day inspection repair reports came in resulting in an offer/sale 15k less than our initial offer. Seller agree to lesser amount after Fred wrote a convincing statement why our offer was best, backed up easy to read data.

Fred really went out of his way to provide great services that I owe it to him for writing this review. We have been searching for a place for a couple of years but with no luck. We didn’t plan on working to Fred but stumbled upon him in September 2019; Fred represented us for the purchase of a home in Morgan Hill, less than a week later our offer was accepted and shortly after that the deal was closed! That wasn’t the end of his service. Many of the double paneled windows at this property were leaking gas insulation and fogging up. Fred took on it to call the manufacturer and had them honor the lifetime warranty for us. It took him a few calls and he had all 5 (if I remember correctly) of them replaced at no cost to us. He continued to stay in touch and has been just 1 phone call away. Indeed, he was. I needed to clarify some official property line on another property and Fred came to the rescue. Within a few hours after my phone call to him, Fred met me at the property and helped point me in the right direction. To be clear, this property was not intended for sale anytime soon. Fred was helping me without the intention of representing this in any deal. I am grateful and feel at ease when I am in need of any Real Estate services. I know that Fred will have my back. I understand this review is also 3 years late after the purchase of my home but with how Fred went the extra mile for me, I feel obligated to write this review so that others can benefit from working with Fred.

Fred is a true professional. He has helped us to sell one property and buy another. Throughout both listings Fred was always available and went above and beyond and was very knowledgeable about the market. He was also very patient with us when he took us to showings for a second property. Both transactions were smooth sailing thanks to Fred. My husband and I found that Fred was “all over it” whenever we needed more details from him or more information. He is an absolute star and a pleasure to work with. I highly recommend Fred as your number one realtor!

In 2020, we were compelled by a family medical emergency to leave the country on a semi-permanent basis. We barely had time to think through and left the house as is. At this point we reached out to Fred, handed over the keys and also gave him the power of attorney for the house. From getting the house cleaned up, moving and selling the furniture, clearing all non saleable items, planting in new flower beds, watering the plants, to fixing the last light bulb, Fred took care of everything. Also, there was a minor leak in one of the bathrooms, which he had a technician look into. Setting up the house for sale, sending out advertisements, hard negotiating on price, there is not a single thing that Fred didn't do. Even after the sale was done, there was a heavy hutch which had to be removed. Fred managed it without it becoming a cause of concern or worry for us. Fred’s incredible service will ensure you are stress free; it is a smooth and trouble free transaction. Selling the house and managing our bank accounts is something we never expect from a housing agent. Fred doesn't just go above and beyond but goes interstellar to make his clients feel secure and confident. You're in the best hands if he is handling your case.
