It’s a very competitive, sellers market right now. Multiple offers with buyers bidding 25% or more above ask, is common. Having said so, I’ve seen many buyers got caught up with the list price, thinking “Wow, it has sold that much above asked”. Please understand that the list price is only an invitation to see the property. It’s not an indication of the market value, or how much the seller is willing to sell at. It depends on each agent/seller’s pricing strategy, sometimes, the list price is set lower to increase exposures/activities.
Lamorinda falls under the Acalanes Union High School District, there are four high schools here. Acalanes High School (Lafayette CA); Las Lomas High School (Walnut Creek CA); Campolindo High School (Moraga CA), and Miramonte High School (Orinda CA).
What we love about living in Lamorinda (Lafayette, Moraga, Orinda CA) is its close proximity to San Francisco (about 25 minutes by BART); it’s top notch public schools (K-12); the unique, non cookie cutter properties that typically comes with a bigger house and yard; plus all the sports and extra curricular activities available to kids. There is a strong sense of community and belongingness, plus, Lamorinda is also surrounded by beautiful hiking trails, quint downtown in Lafayette (or 10 minute drive to Walnut Creek) that you’ll always find something fun to do around here.
