Editing after renewing my lease, and things have been responsive and high-value all along the way. I was happy to renew my lease. My additional comment at this time is that the company has a lot of warmth, great staff, and unbelievable service. Here is my original review: I would like to cut through the fat of clearly disgruntled residents and problematic students. The Hamilton Company is a place a couple of my friends call home. I selected The Hamilton Company based on my decades-long knowledge of their operations. No one is perfect. However, this company has all the bells and whistles. I say this as someone who has lived in multiple places in five cities, has worked as a leasing agent, and has helped manage property for friends and family. The Hamilton Company has resources, knowledge, and capacity. Their snow removal and attention to high-value items like laundry operations and safety are beyond the regulatory norm. My neighbors are all well-vetted and the building is quiet and clean. Having worked in the gym under one of their buildings when I was at university allowed me to meet many residents. I'm sure if the frat boys are noisy, you will see the same thing I saw--they dealt with it. How you approach things in life matters. These are really nice people. Hey, even if they aren't, they are certainly far far better than you're going to ever dream of elsewhere. Key note: They actually proactively made improvements for me before and after move-in. I moved from out-of-state and virtually. 6 month update: I will also reiterate what everyone said about the crews. Best I've seen. Special mention for Freddy. Among my new friends in the building, he is our favorite Hamilton employee. The building was also updated more and further modernized. Alyssa's email updates to residents are adored. I say this as a writer. Best I've seen as well. This company does know how to get stuff done, and they improve every day.

Used to be 5 stars. For several years my spouse and I have lived in this block. We have been pleased with the apartments and the rent is within reason. The building superintendent is awesome! Something has changed in the past six months, though. No apparent effort is being made by management to rent to folks who know how to use a dumpster. No apparent effort is being made to discourage breaking security protocols. No apparent effort is being made to keep the awesome, competent, and responsive superintendent from quitting. This has been going on for at least 5 months, it isn’t a move-in weekend anomaly. Understandably, the unusually high vacancy rate during the pandemic seems to have led to a lowering of standards for approving tenants. The results have been devastating to the quality of life. Many tenants are putting their refuse on the ground in front of empty dumpsters. Lots of refuse of every type imaginable. I challenge anyone to come behind 1160 Commonwealth and not find lots of garbage on the ground and lots of empty dumpster space. Management has been made aware of this repeatedly, but their solutions have been wholly inadequate. More empty dumpsters arrived, more garbage is on the ground. No emails to tenants have been received regarding the trash or the propping of doors that are supposed to make the buildings secure. Maybe other tenants are stealing packages, or maybe the folks who gain access through unsecured doors. Nobody can say, because the cameras never seem to be working when the police investigate stolen packages. At least that’s what the police said when our packages got stolen within 20 minutes of being delivered. Anyway, we’re in this lease until September 2023, so I hope to report improvement.

Just moved in, got the place late and the stove is unattached to the wall and left in the middle of the kitchen and several floorboards are left wrong. Call them and they will just say they are sorry but take very long to solve the problem.

This place and the management are the worst! The pics are from the hall at 1148 Commonwealth Ave, people leave trash in the halls all the time and steal packages from one another, the rent is expensive and most of the washer and dryer machines in the laundry room don’t work, do not move here!
