This 55+ community, like all others in central Florida, are focused in take as much money as possible from retired people. I’ve been looking for a house to buy at Hyde Park and I found that their land rent is a rip-off, no doubt.
All tenants have to go through the approval process with the front office.

Nice clean and beautiful quiet place for older people its gated and 55 above community.
Lot rent is kindof high, but worth it for the area. I love living here

Hi Jim. Monthly lot fees vary based on size and location of lot, starting at $735. Fees include lawn mowing of homesites, use of the amenities, activities and the small percentage of taxes residents are responsible for. Fees are subject to annual increase of up to five percent.
Lot rental fees are dependent on your location in the park. They typically run $650 and up.

Yes lots rents are around 700 plus. That's pretty much the going rate for lot rents in Orlando. Yes they increase every year by 2 or 3 percent. There is a cap as to how much percent it can increase each year. I've lived there quite awhile and what really bothers me is that the owner/manager does not do anything to improve the property which they should be for paying that kind of lot rent. We need a strong hoa but I don't see that ever happening. Over all not to bad of a place but could be much better with a good manager.
This is not a campground or motel however home owners can certainly have family members visit and stay for awhile. We own our homes so of course we can any visitors we want just like any neighborhood.
The hoa here is essentially a social coordinating & planning committee though they also represent the home owners to the developer, membership is not required. All homes here are at least double wide with a few triples.
It is not an apt complex. It is a 55+ community, and it is homes thag are privately owned
