Had a great experience living here up until closing out of lease . After already paying $6,000 to terminate lease early , they sent me A final bill invoice with charges that were deducted from my $500 security deposit with no break down or explanation of why I was charged the amounts . I had to email them to send pictures of the charges in question. Here’s a breakdown of my experience Moved in February 2025. Our 60 day move out notice for early lease termination was completed and we had to vacate premises by July 6th 2022. My Family and I vacated premises June 11th, 2022. Due to needing to leave sooner . Final bill was emailed to us on July 13th The pictures that were sent to me were very grainy with no explanation of the charges . After already depleting my entire $500 security deposit we still had a balance due of $65. Almost two weeks later (July 29th)we received an email showing a different balance saying we now owe $314. I again had to request pictures . Why did the amount change almost 2 weeks later ?? I was told they had to be billed for entire wall to be painted for holes in the wall and repainting of the holes . These charges are very excessive and unethical . The quote they received was based off the size of the home but not the actual portion that had holes ?? I inquired about a move out check list and was told they didn’t have that . I have rented several properties over the years and they all had A move- out check list of things to be cleaned along with the list of charges you as a tenant can expect to pay if those tasks are not completed in the home once the move - out inspection is completed. Why does this place does not have one??? My husband and I pride ourselves on being very responsible tenants , pay our rent on time , follow all rules and regulations and most of all do a thorough cleaning when we move out. Never have I been charged $800+ fees for move - out charges . We were aware that we may not get back our entire deposit , but being charged for an entire wall to be painted for holes in an area of a wall and charged $300 for entire home to be cleaned due to a few items not being cleaned is very unethical and morally wrong . This is why a move -out checklist is important for both the tenant and landlord. $300 cleaning fees and $300 for repainting , and almost $200 for holes in the wall where tv’s were mounted with no checklist or how they came up with that amount other than grainy pictures . This has been a very frustrating experience moving out of this place . If you move here , take lots of pictures and videos of premises during your final walk through . I feel they had no intentions on giving our deposit back and wanted to knit pick every reason to keep it . Companies like this should not be in business with their unethical practices . As if times aren’t hard enough, they will keep your deposit and expect you to pay more money . I regret moving here in the first place which was already very overpriced for the location . The quote /receipt for painting received attached to invoice doesn’t explain anything . I’m not even sure if it’s even tied to the home I lived in. I do not recommend moving here!

This is such a PLEASANT COMMUNITY!!! THE SALES PEOPLE ARE GREAT!!!! ELI AND MARISSA ARE THE BEST!!! THEY MADE THIS EXPERIENCE STRESS FREE!!!! WE HAVE A PLACE TO CALL HOME!!!! IM SO GLAD DHI STARTED DOING THIS WITH THESE BEAUTIFUL 🏡 HOMES!!! ITS A GAME CHANGER!!!! THIS COUNTRY IS IN A REAL CRISIS!!! PEOPLE NEED PLACES TO LIVE AND DHI HAS PROVIDED THAT THANK 😊 🙏 GOD BECAUSE EACH FAMILY THAT MOVES IN IS A FAMILY THAT DOESN'T HAVE TO BE HOMELESS!!!!

Yes, all residents of Erikson Park are required to maintain and provide evidence of at least $100,000 in legal liability insurance coverage for the duration of their lease term at Erikson Park. Residents may choose to obtain this insurance through their preferred insurance agent or insurance carrier at their own expense or enroll in our community program that meets the liability insurance requirement and is paid with rent each month. The Erikson Park team can answer questions about insurance offerings available through the community.
Applicants at Erikson Park have the option of adding a Guarantor to their application if they have insufficient credit or insufficient income to qualify on their own. A Guarantor must have income at least six (6) times the monthly market rent with verifiable income and meet set employment and credit history requirements. The Erikson Park team can answer questions about the application process for adding a guarantor.
To start your application process at Erikson Park, all parties over the age of 18 planning to live in the home must complete a rental application. All Erikson Park applicants are subject to approval through a third-party applicant screening service and require: (1) household income verification, (2) rental history verification, (3) credit screening, and (4) criminal history screening. Your screening may require additional information before a determination can be made. If this is the case, you will be contacted via email with instructions on how to proceed.
