My Fellow Service Members, Veterans and Retirees. I am posting this in the hopes that you be very careful about buying or building a home by GL Homes. We moved to Sparkleberry Drive, Fort Myers, FL (Botanica Lakes) in August of 2009. We thought we were buying a great home, but it has been anything other than that. We have since found quite a few problems in the home and they all revolve around items that are building code violations. The first one is the ventilation system. The Duct and Returns were supposed be sealed per FL code. They were not. The second was the Ceramic tile. None of it was installed to code and now its cracking up and literally falling apart. We were sitting in the family room and all of a sudden, we heard these loud pops, which sounded like gunfire. We finally figured out it was the ceramic tile popping up. We did try to utilize our Homeowners Insurance, but they deemed it faulty construction based on an engineer’s report that the Insurance company sent out. I will post some complaints that I have found from the BBB regarding the same issue that other homeowners endured. Third is the substandard installation of the sub flooring on the second floor. Some of the sub floor was uneven and I have never been in a home that you can hear every footstep as well as any conversations that take place upstairs. There is no way we could have known this when we looked at the house because we viewed the upstairs together. In every room on the first floor, I can hear the entire conversation if someone is in the room directly above. Lastly is the roof. I have had prominent roofers come look at the roof and it was not installed per FL Code; they did not even vent the roof per Florida code. We now have water coming out of the header of our sliding glass door. Below are just a few complaints that I have found and I am absolutely sure that there are tons more out there.

Absolutely stunning neighborhood. Models are amazing, tons of customizable options and the amenities are great. Only downside was the algae in the hot tub.

This place gets one start only on the account that The neighborhood is beautiful & the security at the gate are always awesome, but if you are someone who works in the customer service industry (delivery driver’s, Uber, Lyft, etc..) don’t come here. For whatever reason, all the resident here don’t even tip you 5%. If you don’t want to tip a proper amount, pick up your own food or ask a friend for a ride.
