I have lived here 19 years, it is very convenient and close to all the usual amenities a person would need, most are within walking distance or a 2 minute drive. I do not agree with or understand the sort of vindictive negative comments from many of the reviews, some people are just negative and can't be pleased I guess. So: regarding the attitudes of the residents, Although I am a radical progressive compared to many of my neighbors, I have not had any problems with neighbors or the community in general. I have nor encountered any racism or homophobia, etc. As for upkeep; There are 546 apts in 24 buildings, they all require normal upkeep and they do a reasonable job of getting the job done in reasonable time. Emergencies are handled immediately. Guest parking is Not an issue, if the guests use a Guest Parking spot, and dont rudely park in an owners spot. The association just installed free high speed wireless Cable TV and Internet service for the entire community at great savings to me -- no more overpriced Comcast Bills, thank you! Good Job. As for complaints of the political or racial attitudes of some of the older residents, haha, well this is the Deep South, what were you expecting, Post Modern attitudes embracing multiculturalism from a 90 year old southerner? Please. The History of this State is well documented. Look at the clownish Politicians the Florida citizens regularly elect to the Senate, Governorship, etc., the whole State is well behind the curve culturally and politically, but, if anything South Florida and Ft Lauderdale is a bastion of progressivism in this Deep Southern State. Still, its not Madison Wisconsin or San Francisco. Some people just enjoy being miserable misanthropes I guess....

Update 2022 - When I first wrote my review 4 years ago, I was hoping that some issues would be fixed. Reading the reviews that might not be the case.. I had to move from this complex due to maintenance issues. I believe this could be a great community but there are many long term issues that need addressed. The Cable provider is the least of the problems in this complex. ———————————————— I am updating my review. There are a number of comments around parking in this complex. Like most condos, perspective residents are told the rules before they buy. The parking rules shouldn't be a surprise. Like most older communities built in the 70's, this one was built with one parking space per unit. Yes, this is an issue but the current board is looking to resolve the parking issue. This is a reasonably priced, well kept place to live. No community is perfect but they are doing a good job of trying to resolve issues.

Anyone that says this place is well managed and a nice place to live was likely paid to post their review. Within a few days of being here, you can understand why so many people complain. Roofs are leaking in just about every building. Mold is a huge issue and residents ceilings have collapsed due to the negligence and maintenance of the HOA in this community. HOA is highly unprofessional, rude and far from helpful. Truly think they hire miserable people to continue keeping their miserable company. If you’re looking to buy or rent here, don’t. Save yourself the lawyer fees and a health collapse.

I am buying a condo and looked at several units here. I was appalled by tarps on roofs of many buildings. The lack of any security is also concerning and a dealbreaker. It is more difficult to enter and access the pool area than any residential buildings. In speaking to a few residents, I was told they are increasing their yearly maintenance by $1,000, including changing the cable provider which is costing an additional $200K. Only the board voted for this change, none of the residents. I was also told that many units have active leaks inside the condos due to roof repairs that have been waiting to be fixed for 2+ years. The residents are not permitted to vote on the budget, only the board members can do so. Having only one parking spot per unit is the least of the problems of this community. I wouldn’t live here if you gave me a condo for free, and I suggest you don’t either.

Imperial point is pet friendly?

No, there are no pets allowed. Lots of people have dogs around, though. I think they probably get them certified as emotional support animals or "service" animals to get around that.

Does this condo association have rental restrictions? Can you rent your condo out for any len6of time?
