Do not buy 5152 Betmar Acres in Zephyrhills, Fl or purchase from Joe Desmarais who is the realtor. We put an offer on the home, then 4 days before closing they cancelled our contract. After the inspection and appraisal we found out there was a 4500.00 repair that needed to be made. We offered to pay half. They refused and cancelled the contract. We offered to pay for the whole thing and they refused to work with us anymore. It is up for sale again and just know there is a 4500.00 repair that needs to be made. Joe Desmarais is a realtor that was on this house and wouldn’t work with us and refuses to work with us. We are unable to purchase a home in Betmar Estates because of his unethical practices. We were in love with the home and were making plans to live the rest of our lives there. Do not buy in Betmar Estates or from Joe Desmarais.

Cars go on 8th avenue (some) well over the speed limit. No one from Betmar cares. Pasco Sheriff's office don't care. So why have 20 MPH signs posted. Some car's travel 60 + who cares? (Til accident or someone gets killed) SLOW THE HELL DOWN!!!!

There is no lot rent. You own your own land, but there is an "HOA" fee around $300 per year. If you buy from one of the CO-OPs or LLCs, they sell only the house and charge you hundreds in lot rent. That's why people should only buy from legitimate sellers who are selling the whole package and going through Betmar Estates the proper way.
