Great place to live, with wonderful people. Gated community with super low lot rents, and location is perfect. Close to all the theme parks, and plenty of dining choices. Hugh 200 hundred private lake for boating and fishing, and a large wooded area with trails for golf carts.

Not an HOA community, you do not own the land, there is a monthly land lease fee.

Lake Hammock Village is a reasonably priced area to purchase a home. It's a Land Lease Community. In these Senior Communities you own the home, but you lease the land. The Land Lease is less expensive than most of the nearby Adult Communities. On its website, Florida Communities states that "Lake Hammock Village is an elegant lakefront community in beautiful Haines City". Although there is access to Hammock Lake, this is NOT a Lakefront Community. There aren't any homes that actually have a view of the Lake or sit right on Hammock Lake. Blue Heron Bay (nearby community) actually has homes that sit on Tower Lake. That's a Lakefront Community. Lake Hammock Village has an Appearance for the most part reflects a somewhat well maintained look. There are exceptions however, as some homes are in need of a power wash, lawn mowing and general yard maintenance. There is a high number of residents who are renters which seems to contradict the Owner Website (Florida Communities) which claims that residents own their homes. Renters are less likely to take care of the exterior home. Some of the homes have more than the number of persons normally permitted to live in each home. Some under Age 55. Respectful and friendly? While Residents may appear to be respectful and friendly, there are a number of residents who don't always follow the Rules and Regulations (Community Standards) of the Community, and that does create problems for other residents. Rules and Regulations are in place for a reason, it's to permit an active lifestyle yet ensuring the privacy and comfort of all residents. Rules and Regulations are a code of conduct. It's intended to prevent selfish behavior. Rules are also in place to protect resident home values. All Home Owners sign a Lease which details the Rules and Regulations for living in Lake Hammock Village. Despite that, there are still concerns that deal with Resident Behavior. Residents occasionally park their vehicles (cars + golf carts) on their lawn, which looks terrible in an otherwise nice looking community. Residents also let their dogs roam into other resident's flower beds and landscape. Not everyone picks up after their dog. Residents don't always observe boundaries. There are Common Areas such as the Clubhouse, pool, and lake area. Other resident's property is not Common Area. The Office Manager is responsible for making sure Residents follow the Rules (Community Standards) however he appears to be more interested in the commissions from the re-sale of of pre-owned homes. Unlike previous Resident Managers, the current Property Manager doesn't own a home in the Community. He simply doesn't have a vested interest in the Community he manages, and it shows. HOA? It is an Activities Committee...it should not be called an HOA. HOA Communities by definition have the authority to set policy, make rules as well as levy fines for Residents who break those rules, which this HOA obviously can't. Florida Communities which owns the land and manages Lake Hammock Village determines what the Rules & Regulations are for the Community. The HOA basically plans social activities for the Community. There is a Clubhouse, Pool and Shuffleboard Court. There is NO exercise equipment. The Annual fee is $15 and you are not required to be a member. This is a Quiet Community. It is NOT a Resort or Vacation Club. Residents are allowed up to 30 overnight Guest per calendar year. That includes grandchildren. If you're a Senior who needs to have the grandkids around you 24/7, this is NOT the place for you. Again, this is a Senior Community, NOT an all-age Community. Probably the best thing going for Lake Hammock Village is it's location right off Hwy 27. It's close to all the major Attractions including Disney. It's also close to Medical Facilities including Heart of Florida Hospital. There is a Walmart, Winn-Dixie and Publix close by. The advantages are: Senior Living at an affordable cost. No steep HOA fees. Proximity to Shopping and Medical. Retirement living with a quiet atmosphere and surroundings.

A very nice community. Community center kept clean and secure. Pretty areas to walk and dock on lake to watch area wildlife and sunsets!

No. Lot lease is anywhere from 450 to 650 depending on size if house and lit. Very common in this area. The parks are privately owned.
