We recently purchased our first home with Doug at 680 group. We had an incredible experience from start to finish. Doug is amazing at what he does. He has deep expertise in the area, is very well connected and has great relationships with other realtors and home renovation professionals. He was always available to answer our questions and had great insight into neighborhoods and specific homes. Doug is a true master of his craft; he is an expert negotiator, he understands the intricacies of the whole process and manages it flawlessly. In every interaction with him, he was a true professional and showed genuine warmth and a desire to find the right home for our family. We could not imagine working with anyone else in the future, I will be highly recommending Doug to friends and family.

We recently worked with Angie (and the 680 Group) to buy our first home and we felt so lucky to work with her and this great team! Firstly, Angie and the 680 team are incredibly knowledgeable about the market in the area all up and down the 680 (hence the name ;). They were able to really guide us in terms of what was going on the market, the pros and cons of various approaches and neighborhoods (not to mention all the great info on their website), and on on how to make our approach and strategy effective especially in this competitive market. As a first time buyer they were very patient with us, but also just extremely clear, methodical, professional and concise with their guidance and approach. When working with Angie, Doug and the 680 team you just get this feeling you are working with a veteran, elite team that just knows what they're doing. They helped us through the process including providing recommendations along the way around people we could talk to in terms of lenders, insurance providers, and others. Angie was always available to us - and their responsiveness and as well as proactive approach was top notch. When it came time to get into deal execution, I felt like we had enlisted the help of the "Dream Team" in our corner. Angie's and the 680 group's reputation, connections and sterling brand in the market I honestly believe was a major differentiator for us in the both finding good deal-flow of houses coming on the market, as well as having strong credibility in the offer and negotiation process. It became obvious that this team is highly respected, trusted and known by all the other agents in the region which actually makes a huge difference when you want your offer to be considered alongside many others. After we completed the purchase of the home - we remain highly connected with Angie and the team. The whole process can be intimidating even after it's done - but they helped us through it. We received highly topical, timely emails from the 680 group about each step on the post-close process; as well as continued to engage with Angie and the team on help picking out other vendors, contractors and other suppliers to help us prepare our new home for move in. I would highly, highly recommend working with Angie and the 680 team anytime!

Working with Doug and his team has been a great experience. He advised us on how to prepare our house for sale to maximize marketability and brought in his team to assist us along the way. He coordinated everything throughout the process to complete inspections and then launched a world class marketing program with staging, social media, photography and showings. In one week we had 12 great offers and sold our house for a price exceeding even our aspirational price target. We can't think of one thing he could have done better. Thank you Doug for making the whole process so smooth !!

We met Doug and Angie at an open house they were hosting. After talking to them, we realized that they were the experts in the local real estate market and decided to work with them. It was a great decision because that was really the key to us winning the bid on the house we wanted. Doug and Angie are knowledgeable, well connected and have good relations with local agents, contractors, inspectors and whatever else you need for buying a house and beyond. We did several inspections on the property, got quotes from contractors before making an offer and after getting into a contract and they facilitated all of that and made recommendations, which was very helpful. Overall, I would say that it was a great experience working with them and we felt comfortable with undertaking a remodeling project, something that we had never done before.

To know the difference between a pre-approval and pre-qualification, what you need to remember is that the pre-qualification can be thought of as the first step in the mortgage process. Meanwhile, the pre-approval is the second step.
It is important to get a home inspection especially before signing a contract because it can spare you from major and minor problems or issues in a property.
The goal is to make your home as appealing as possible to the most potential buyers, before photos of your home are taken. Staging your home can include anything from redecorating to rearranging furniture, cleaning or other aesthetic strategies to present the home in the best possible light. You can do it yourself, have your real estate agent guide you, or hire a staging company.
In most cases, the buyer pays for the home inspection.
If someone is selling a home that needs repairs - yet chooses not to fix them - they may choose to list a property as-is. Disclosures and inspections are typical steps in the process. In an as-is sale, a buyer is willingly purchasing the home in its current state with full knowledge of its condition.
When selling a property, it is incumbent upon the seller to disclose any details about the home that might negatively affect its value.
Factors such as the time of year and market conditions play a big role in how quickly a property sells. How you price, market and stage your home are also very important variables that will affect how long a home remains on the market.
Any fixture that is ‘attached’ or built into the house typically remains. For example, if your house has built-in bookshelves, they typically stay with the house. The same is true of kitchen or bathroom fixtures, and fireplaces. Exceptions and details can be discussed during the negotiation process.
There are many factors that affect the housing market, but understanding what to expect - and being prepared beforehand - can make buying and selling a property at the same time possible.
A professional appraiser will inspect a property and compare it to other similar homes in the area. From there, a fair market value is determined. Unless you plan on paying all cash for a property, you will likely need a home appraisal.
A real estate agent is paid as part of the closing costs, which comes out of the sale proceeds at the end of the process.
Your first step is to hire a real estate agent you trust. Together, you will set an asking price, prepare your home for listing, list and market your property, negotiate an offer, and close on the sale.
Sharing particular information when connecting with a real estate agent can help give you an idea of your home’s value in today’s market. The in-person expertise of a real estate agent will give you a more accurate opinion of your home’s value.
