I've generally had a positive experience at AVA. My apartment is beautiful, the building is clean, and the new management team has been awesome! My only complaints with the building would be that the block it's located on does not always feel the safest (especially at nighttime). And the elevators are slow and unreliable. One elevator (of 3) has been offline for more than a month now. There's been 2 different times since I've lived here that all three elevators were simultaneously out of service (and residents needed to use the stairs). The elevator issue is significant enough to reduce my overall experience with the building.

Meh. It was an OK time living in AVA 55 but I wouldn't live here again or recommend it to my friends. The staff is nice and helpful, and so is the maintenance team. But the area is rough and dangerous for the price you pay and it really wears down on you. The soundproofing within an apartment is also really weak because there are gaps in the sliding doors, and it constantly smells terrible in the hallways (like garbage). The worst part is definitely the elevators breaking down all the time. At a few points all three elevators broke down and I had to walk up and down 9 floors.

I would like to thank Michael Mays for all the hard work he has done in my apartment. I've been here for over 7 years and in the past the maintenance workers are forever changing and sometimes when they start work they never finished and so far every order that I put out Mr Mays had finished or went above and beyond to make sure the service was done and completed the right way -without discriminating or making judgment like past maintenance workers he does his job and sometimes he does a job too well. Race and financial status plays a big part in this community and half the time I don't feel part of it though I've been here over 7 years .Mr Michael Mays have shown me through his diligence that regardless of race or financial status that I can start feeling like I am part of the Ava community and for that I'm thankful

I have moved in last week, and so far I am extremely satisfied with everything at AVA. Everyone at the leasing office such as David, William and another ladies (sry don't know their names) are very responsible and enthusiastic. I talked with David several times before I moved in and he is always patient and warm-hearted for answering my different questions. The amenities here are relatively new and the rent is reasonable, especially in downtown area. I would say that AVA is a nice place to live in from different aspects. I am very much looking forward to living here for the next one year or even longer!

How is the visitor parking situation?

If you are a resident, you can reserve parking spot for a guest for $30 a night. The permit runs from 12pm to 11am the next day. There are 4 guest spots available and they fill up quickly on high demand weekends.

Is this area/neighborhood safe for walking around?

Hard disagree with Lakken's answer. The area has homelessness (like literally any other neighborhood in San Francisco), but violence or anything that actually puts you in danger is extremely rare. I've lived in this area for 5 years, I walk or bike most places, and I have never had a homeless person put my safety at risk. If you're afraid of homeless people, this city (and most coastal cities) may not work for you. You likely shouldn't ride in a car either, as statistically you're more at risk there than walking around my neighborhood, 1 block from the world headquarters of Twitter, Uber, Square, etc. Go ahead and check out the Citizen app, but use it to check out the crime reports in *all* the neighborhoods in SF. Think about the local nightly news, back when people used to actually watch it. If you made up your mind about the safety of a city based on its nightly newscast, you'd think every city was a crime-ridden cesspool. Citizen is an amplified version of that.
