This is one of the worst places to move into I’ve had over 15 maintenance orders within days of moving in that were never met I received the apartment with wall stains, closet doors that are falling , cabinet doors that don’t close , etc. You will get handed a dirty apartment and appliances that barely work and get billed once you move out for things that were ruined prior to moving in. Michelle the “manager” is rude and unprofessional. I would stay away from this place

Been living here for approximately 4 years. The area is conveniently located to the freeway, shopping and food but that the only good thing. When we moved in I didn't realize out walls were painted FLAT white. That means anything that touches the wall stains it and you cannot clean it. That means I will surely get charged when we move out. Amenities in apartment are good. However, I was able to tell that they did a quick patch job when the last tenant moved out to flip the aparment for us, the new tenant. Make sure when you move in, you throughouly go through everything. Cabinet latches, door hinges, drawers, stove, refrigerator, EVERYTHING or you will have to wait for it to be serviced. I was told when I moved in the carpet had been replaced, total lies. It was just cleaned. You will receive frequent emails from the office stating they are doing apartment checks. Lies, They say they check garages to assure you are not using it for storage. Lies. They say parking is enforced. Lies. I've had issues with ppl parking in my PAID parking, and I am responsible to contact the tow truck and have them towed myself. When you come home late it is the last thing you want to worry about. Sometimes you can't even drive through the streets because ppl park outiside of their driveway and leave the cars there overnight, never have I seen one towed and my neighbors do it ALL the time. Parking is horrible here and yes, if you want an extra parking spot, not you have to pay an additional $35 per month. Parking in the desinated stalls or no parking outside of your driveway is NOT enforced. Rent goes up every year, like in any other location. Just remember that all the policies they send out are never follow up on.

I have to say that I am not the type to sit down and write a review of anything but after reading some of the negative reviews re: Arbor Parc I feel compelled to say something positive. Sure the complex has some idiot neighbors. I have 3 that live on my street alone. Loud Mustangs and a maintenance request that aren't answered the same day isn't going to kill anyone. All of the problems listed as "deal breakers" exist everywhere if you are a renter. I have never had anything but positive experiences with he office staff or the maintenance staff. Any issues we have had are dealt with post haste. Hell, I had a backed up kitchen sink and they showed up at 11pm to fix it. I'd say that's pretty legit in terms of service. Our washer broke on a Friday and they replaced it on Saturday. How much quicker can someone act? The grounds are well kept and the condition of the townhouse we live in was in very good condition when we moved in. The rent increases are standard (our rent went up 5% this year) and they even take care of the water, sewer, and trash (additional monthly fee) so you don't have to worry about it. The only complaint I would have is I wish the pool was kept heated. At least in the winter. I can deal w that though. Overall, we love the place. Its convenient to just about everything without having to pay the over inflated rents in Ventura.

I really enjoyed living here for the most part. Erica in the office, and John from maintenance were awesome to work with. They responded very well when we needed something with our apartment. My only complaint from living there is my move out notice. I did the walk through and wasn’t told to fix anything. That everything looked fine. I left 1 mattress and they charged me $200.00 for trash removal. They also charged me for new carpets and painting. Even though I have video proof of the washer getting plugged in the wall and it raining from the third story down into my second story from my light fixtures. They didn’t replace my carpet or paint. They just patched what was messed up and moved on. So I was pissed to get a $2000.00 bill for carpet and painting. Other then that. The place was pretty nice to live there. Again Erica and John are the people you want to work with. Very helpful.
