After the company took over at The Point at Park Station, everything went downhill. Customer service was horrific and so unprofessional. Trash bill went up for no reason and they raised their water pricing way up. They don’t know how to run a business much less do their job. Terrible company in all.

I’m not quite sure what’s happened but while the maintenance staff is consistently nice, quick and good, the new ownership seems to have taken the place down quite a bit. From raising prices (water bill scam) to the complex not looking as good or being cared for as it used to. I believe they’ve changed the company that maintains the grounds and they are terrible. From killing the grass to only trimming some of the hedges (the ones seen the most) and leaving the clippings on the ground for weeks! This place used to look beautiful on the outside. Also had an issue with an appliance up grade that I was only to be charged a year for. Well this company stated it’s for the length of the lease! Unfortunately I did not download a copy of the agreement from the Panco company (previous owner) before The Yard changed the website that gave us access to these documents. Truly dislike the new owning company and how they are currently running this complex. I’ve started looking for a new place already. My lease is up in 6 months and I do plan on getting out of here. This company should have stayed in DC where they manage those properties that don’t meet the standards we are used to here in VA. Once again a few maintenance issues, one routine the others unacceptable. Main one dealing with carpet patch coming up again. Partially repaired nearly a year ago but the other part that was not replaced has been coming up causing a trip hazard AGAIN. Maintenance told me that I would have to pay to repair when I told him most certainly not! Do to this being from shoddy work and having not been repaired with the other half of this same piece that was coming up. In fact I was informed that even after paying a $400 NON-REFUNDABLE pet move in fee to replace the entire carpet after I move out that the carpet NEVER gets replaced just cleaned 😲! This from the carpet man himself no less😳. The other issue is for an upgraded appliance (that I had to pay for) less than a year old has stopped working properly and after two trips to my place I’m informed a part needs to be ordered. Well hopefully it comes in quickly. Have been mulling over my options to stay or move out at the end of this lease in a few months (hate the act of moving) so maybe this is a sign for me to move on 🤔… These are new owners of the property, based in DC or Maryland I believe, and while the previous owners/managers where by no means perfect, they do rate higher marks than the current management. Maybe they will get better with time but I don’t think so. Even the grounds aren’t kept up as well as they used to be. Keeping in mind that this is an OLDER complex and dated, it’s not terrible. If your looking for a modern look such as granite counters and a nice flow to the living space you will not get it here but you will pay the same premium price as if you where getting those items.

The maintenance team are not very organized. They entered my apartment without prior notice and when I called the leasing office to ask why they are in my apartment, they really don’t know anything. Large packages are sat in front of the mailbox hut - mail carriers leave them out for anyone to take thus residence complain about stolen packages weekly. The gas and water bill have skyrocketed since the new management or maybe it’s just the weather change idk. The water heaters are trash. There was a large leak in my apartment- the result of my upstairs neighbor’s water heater breaking. Luckily there wasn’t any damage to my personal belongings. Apartments need major updates. Neighbors are noisy and have no respect for the ones living below them. 2 stars for convenience- I work 10 minutes away.
