The water has been turned off or having no hot water about 14 times in the year and 4 months that we've been living here. That's legitimately only 2 months where we haven't had our water turned off or having no hot water. Yes we are notified every time, but that's not a good percentage and really cuts back on quality of life. Also parking is atrocious and really mediocre. They've changed the way they do parking passes about 5 times and they really never have a hand on the issues. We love our apartment but the water and parking has been a consistent issue and they don't seem to have any resolutions to rectify them.

The staff are incredible at La Valencia. Amber and the property manager were very understanding when issues arose (which they rarely did). From the moment I walked onto the property I could tell that this was the place that I wanted to live. The grounds were nicely kept, quiet, and reasonably priced. Maintenance crews were professional responded promptly when anything in the apartment needed to be fixed. I always felt safe and was proud to have people over and show them the grounds. If I still lived in the Bay area I would would chose La Valencia every time!

From the moment we walked in myself and my partner fell in love with the place. Clean grounds, quiet, reasonable pricing. We we're most impressed with the new modern layout of the apartment and central AC/Heating! Which is just so hard to find in the Bay Area. We love that it's pet friendly, as we are looking to get a dog in the future. Only cons are that the parking is TIGHT but nothing that we aren't already use to. The leasing staff was helpful while we were there and answered all of the questions we had. Application process was easy. It did take about 4 days to hear back which was a little nerve racking that I couldn't reach anyone by email or phone but we eventually made contact and got approved. My one complaint is that when calling your potential residents to please leave a voice mail or email with a confirmation to answer our questions. Playing the waiting game made us feel a bit uneasy when our move in date was only a day or two out. Even though I was able to get through I had to email their info line to confirm our move in time because we couldn't get a hold of our leasing agent. I give this the benefit of the doubt and chop it up to them being busy as their units are renting out fast! Overall we're very please and excited to be moving to La Valencia and hope that the great customer service we've received continues throughout our leasing stay. This is my first time leasing an apartment and from what I've heard from others the process we went through is totally normal and common which just reassured us that we're making the right decision.

Trying to find a new place to live during the pandemic is already a headache, but Eddie and his team at La Valencia made the process very easy! They were very helpful with all my questions and turning in the necessary forms needed. Most apartment complexes right now are only doing self guided tours, you cannot talk to anyone face to face which makes the process even more confusing, or even trying to get ahold of someone at the apartment complexes is hard, but at La Valencia I was actually able to sit down with someone in the office (with a mask on of course) and talk about all the available options they had coming up and they explained them to me in detail which made me feel much better about my decision of moving in here! They have great amenities, the units are updated and spacious, pet friendly, well kept looking grounds, the location is very convenient and the staff was very helpful!
