Incredible experience @ Del Webb Rancho Mirage, Love Joyce Abela our sales representative...super professional & diligent throughout our journey. really enjoyed our home purchase (immensely detailed process) from first looking in June, accepted offer July 5th 2018---all the way through the multi-layered design/planning procedure, embracing every step of the way with all of our partners in Pulte...helping to build our dream home! one more month to go! really? can't wait to meet our neighbors & start new memories.

We are deeply disappointed in this community. We've lived in another Del Webb (when it was run by Dell Webb) and the difference is shocking. We've had 70 warranty problems, grumpy customer service, crooked walls, crooked floors, horrific paint job (we had to repaint the entire interior) and more. The fountains in the community were green with slime for a year despite homeowner complaints. An entry gate was broken for a month. The homeowners despise the management company, which is condescending and gives us no customer service. I've yet to meet a homeowner who has something nice to say about them. I'm sure Pulte will respond to this review saying I should contact them but they truly DON'T CARE. They send homeowners multiple customer service questionnaires, I've trashed them every time, yet the only response I got was an angry email scolding me for giving a negative review. Homeowners complain bitterly to the HOA and their issues are ignored. People are moving out because of this, and as soon as the market settles down, we'll be gone too. Don't move here!

We bought our home in Del Webb Rancho Mirage two years ago. We are very happy with our home and the community. We had a good experience from the time we picked our home and it’s options through closing and move in. Our home’s construction was completed on-time and was high quality. We found a only few items that needed fixing under the warranty. Most of the items were minor. The Del Webb on-site warranty representative helped us get all the work scheduled at times that worked for us. We’ve had no problems since the initial warranty work was completed. We are very happy with the home layout. It feels open but homey. We also like the large amount of storage space in walk in closets, pantry, and cabinets. These struck us as better than what other builders were offering. The homes have 10 foot ceilings (12 in some models) and these add to the feeling of spaciousness. We are enjoying using the community’s excellent recreation facilities, including the miles of walking paths. We are meeting lots of people and building new friendships too. It’s a nice place to be

We have toured the Del Webb estates several times and enjoyed the welcome area and walked through all of the nearby model homes, that are just a short walk out the rear. They offer you cold bottled water on your visit which was a nice touch. They also have multiple golf carts to drive you further distances around the many acre complex. The clubhouse is also nearby overlooking a beautiful lake with fountain. They do charge a premium on their units if you have either a mountain, lake or other attractive view and some of the premiums run into the hundreds of thousands of dollars for each view and some units have all features. The model units also have expensive upgrades in terms of the floor tiles, cabinetry, landscaping and even swimming pools or infinity pools, that you don't get on the random basic units. So be prepared to see your base advertised price of around $350k spike much higher which can double or even triple the overall sales price. This was the most shocking humbling wake up call. Such is life. Other important information about the housing development is that this Del Webb community is that it is senior-only, meaning only 55 years and only can live there and that applies to your property if you were to try and rent it later. This is fine as it protects the community, but can be a concern if you plan to pass it on to your younger children someday. I'm not a lawyer, so I can't tell you for certain, but this was what the sales people told me. The other notable great feature is that the Del Webb community is right across the street from a very luxurious resort, which insures the area will not be surrounded by unattractive structures in the future. That would be unlikely anyway, because Rancho Mirage is gorgeous everywhere. The lighted palm-lined streets traveling around the city gives you the feel of exclusivity and class, which I feel is even nicer than driving around Beverly Hills or other very expensive Los Angeles communities.

Are there homes built waiting for people to select, and then do you pick your finishings, floor tile, cabinets, etc? Is there a monthly HOA fee, what is it? Gay friendly? Can one get a home with pool for under $600K?

There are resale and new homes. You may also be able to get a lot for new construction and pick interior design/finishes. HOA fee is $337/mo now. Go to website and contact a realtor at Del Webb - they will explain new construction options and community plan. Pools need to be added post construction/closing or from a resale.
