Nearly $6000 monthly for a four-bedroom. The mortgage on a million dollar home would be cheaper. It is Boulder, but they’re abusing their power over students to bleed residents. My apartment was incredibly dirty when we moved in, including months-old eggs splattered on the deck and patio door that they never fully cleaned because it was the previous tenants responsibility???? The garage door is usually left open all day, so don’t know why I pay $60+/month for “secure” parking. My car was even broken into within the first 3 months of living here, as there are no cameras. Also, the maintenance staff are nice, but The Lotus refuses to employ enough staff to adequately accommodate the building. I’ve only met 2 maintenance people in this 4-story, hundreds of tenants apartment community; they obviously don’t have enough time or power to fix everything they need to. Also worth noting the internet is slow, even for the essentials like google docs and canvas. The office is also understaffed and closes early without warning and there is no communication when it comes to power outages and other complex-wide issues. They also enter the apartments for “inspections” quite frequently, but email tenants the wrong dates for when they will do so - it’s always a guessing game. They’ve also left doors open when doing so, almost letting my apartments’ cats outside. If mommy and daddy are paying, go for it:) there’s plenty of loud parties to go to:) If you’re paying for it, find somewhere not ran by greedy corporate mfs.

My roommates and I have lived here for a long time. We've seen the service decline significantly within the last year or so. The office does not prioritize residents like they once did. With any kind of emergency such as power outages, they are unavailable/uncommunicative. With the power outage, the garage door shut down, locking residents in during Easter Sunday, which was a massive inconvenience for my roommate who was trying to leave to visit her family. My roommate also tried to get a package TWICE during business hours on a Monday (11:30am) and was ignored by the people in the back of the office. Staff not being in the office during business hours is a common occurrence at the lotus now. The elevator and the WiFi will be down without any notice, which is understandable but we would appreciate some communication when it happens. With people working/going to school remotely, this power outage and WiFi issue is a massive inconvenience. The amenities are nice and we enjoy the space, but the poor service is disappointing. The Lotus used to have excellent service which justified the high rent, but now it feels not worth the price.

I have lived in the lotus for over a year now, and I absolutely love it. The location is great (close to campus), the area is safe and quiet, and the complex is well-maintained. The maintenance staff are super friendly and very diligent with their maintenance requests. I live in the lofts building, and I would say that the amount of space is decent and it truly does feel like home here. The amenities are a huge plus as well, and the office staff always try to host activities and events for their residents. Would highly recommend living in The Lotus!!

I love living at The Lotus! I have lived here for two years with my friends, and I will be living here my senior year. No other place in Boulder compares to the quality of these apartments. It just feels classy, especially compared to a lot of the houses I've seen on the hill - not to mention a lot safer and less rowdy. My favorite parts are having a nice gym right in the building, the granite counter-tops, and the Tempurpedic mattress that The Lotus provides.

Yes, we do offer in-unit washers and dryers!
We don't currently offer a shuttle service, but The Lotus is located very close to CU-Boulder campus and also has plenty of bike storage.
The Lotus is considered a student housing complex and not a senior living facility. However, we do allow pets!
