Just taking out the time to write a review I used to live in the second floor 2-bedroom corner unit for two years and it was the most happiest time of my life because everything & everyone including staff would make you feel like family & the vibes of the complex is nothing less then respectable. I was forced to move due to having a larger family and needed a larger place in 5-1-21 . Just wanting to say thank you to all of the owners and staff of Pelham court apartments! God bless—

*BEWARE* Your first 3 months or so are going to be “lovely”. But don’t expect management, or literally anyone, from Pelham Court Apartments to contact you, or even respond, to any of your attempts. After your lease expires, you don’t exist to them. Expect to fight for your security deposit back! After 3+ months of constantly bombarding management with emails and calls for my deposit back, they finally send it but $300 short, with no documentation as to why. Now I expect to fight for 3+ more months to get the rest back I guess. Also, roach and bug infestations everywhere. Make sure you have a portable heater for winter because their ancient radiators barely ever get turned on, and you have no control.

Some pros and cons Pros Location- central to everything, whether you need to go downtown or up to the burbs you’re right in the middle Neighborhood- Pretty neighborhood, old classic homes and very walkable Building is cute and apartments have high ceilings and good aesthetic Cons Parking- don’t count on it! The block is always blocked by double parkers or the fire department is there on a weekly basis. For this building or the old folks next door. Elevator- non existent, worked 3 months accumulatively out of my 12 month lease. Groceries, moving, kids; you’ll be using the stairs a lot. Maintenance issues- Always a problem in the apt, a neighbor boycotted the landlord and posted signs informing the tenants on what to do to get our heat on in the dead of winter, due to the refusal of landlord. Power outages, fire alarm at 2am, 6am, 3pm for several minutes at a time. Tenant selection- People smoke weed and cigarettes at the entrance of the building, watch your packages. There has been cops busting drug deals. Sound proofing- You can hear everything above you and below. God bless you if your apt faces the street, people blast their music to wake you up. Good luck

Let me start by saying that if it wasn’t for Rushmore Property management, I would not have been able to find a great place to live in philadelphia. I have been with the company for just about 4 years now, and I have lived in two separate properties of theirs. Not once has a matience request been ignored. Not once has it taken longer than 24-48 hours to get a response. They were incredibly helpful throughout the course of my time as a tenant. Whenever there was an issue with something in the apartment , someone from maintenance was over promptly. If you’re looking for a great place to rent with an awesome team behind the properties, look no further.Incredibly helpful and genuinely good people. 5/5 stars
