Chris has helped me refinance my home three times now and never disappoints. This time, he had to be persistent, as my work situation changed and my mixed income (W2 + 1099) put me at a disadvantage with banks. That didn't stop him! He secured for me a very (VERY) low rate, dropping my mortgage by about $600/month. Throughout the entire process Chris was proactive and responsive, continually and proactively updating me on the process and status of the refinance. The timing depends a little bit. We work to have your loan ready for closing as soon as possible! Generally the items that take the longest to receive are things such as the appraisal and the title work and the conditions that we need your help with. We can push the lender and escrow as much as possible but we depend on you being responsive to requests as well. We’ll also want to get the appraisal ordered, if required, as soon as possible to avoid any delays. If you are purchasing a new home, we’ll communicate with the agents involved to meet any contractual deadlines and close on time.

PMI or Private Mortgage Insurance is provided by a private company to protect the mortgage lender against losses that might be incurred if a loan defaults. It can make a big difference in how quickly your mortgage loan is approved and how much money you spend on a down payment. It is generally required if the loan amount is more than 80% of the home’s value. This insurance benefits the lender, but it also helps homebuyers as well. Because the lender is protected by mortgage insurance, they can offer loans with low down payments. Without mortgage insurance, lenders would need to require a down payment of at least 20% of the loan amount. You may prefer to use it for other purposes.
