We are so thankful we chose Shelli Neal with Realty One in Lincoln City as our agent. We found ourselves in a very sad situation where my uncle unexpectedly passed away. No one in our family was prepared for this. It was up to my two aunts and I to go through the things accumulated in 20 years of living in his home and to prepare it for sale. And as an additional hurdle, none of us are local to the Lincoln County area, with all three of us living 1 hour to 2 ½ hours away. We carefully chose Shelli to represent us, and honestly, we couldn’t be more pleased with our decision. Shelli is very knowledgeable not only about the ins and outs of selling a home and all the many details that come with that, but also expertise in the local market, a vast knowledge of local, top-notch and reputable tradespeople to help us prepare the home for market and for sale, and has an extremely hands-on approach. With us all being from out of town, she provided so many valuable services, from recommending a variety of proven tradespeople, changing batteries in smoke detectors, adding CO2 detectors, sweeping pesky pine needles, and providing handy-person services (just to name a few of the many things she did). Shelli is an absolute joy to work with, and she did a beautiful job of marketing the home through many nation-wide venues where we were able to attract potential buyers from across the country. And, on top of it all, she’s one of the nicest people you will ever meet! We can’t thank Shelli enough and we highly recommend her to anyone who is looking to buy or sell a home on the central Oregon coast. If I were to ever buy or sell a home on the Oregon coast in the future, Shelli would absolutely be the first person I’d call. We wholeheartedly recommend her.

Shelli is absolutely the most authentic, helpful professional. I have sold a number of homes and this particular transaction was an incredible challenge. I could not have sold this home without her. I live many hours from this property and didn't have to worry about a thing. When something needed to be taken care of (there were many), she took care of it. Her communication was always clear and immediate. Without her, I could not have made this sale. It's rare to find a professional of this caliber. If I could give her a 10 star rating I absolutely would!

I have had the privilege of working with Shelli, and also she is a personal friend. Shelli has earned the name of having such integrity by her clients and co-workers and has a reputation for getting the job done. Shelli's skills include being meticulous with her paperwork, so there are no bumps in the road to closing a property. So, if you are looking to buy or sell a property please interview Shelli; you will go away knowing she is someone you can trust and has your best interest.

Shelli was our first choice when we decided to sell our house. She was extremely responsive, professional and so easy to deal with. She was a great help to us in all ways including negotiations, help with packing/loading, sending docs via email vice in person (COVID). She even arranged for my husband to get a vaccine. Shelli always had a smile on her face and a can do attitude. I highly recommend her!!!!

In most cases, the buyer pays for the home inspection.
If someone is selling a home that needs repairs - yet chooses not to fix them - they may choose to list a property as-is. Disclosures and inspections are typical steps in the process. In an as-is sale, a buyer is willingly purchasing the home in its current state with full knowledge of its condition.
When selling a property, it is incumbent upon the seller to disclose any details about the home that might negatively affect its value.
Factors such as the time of year and market conditions play a big role in how quickly a property sells. How you price, market and stage your home are also very important variables that will affect how long a home remains on the market.
Any fixture that is ‘attached’ or built into the house typically remains. For example, if your house has built-in bookshelves, they typically stay with the house. The same is true of kitchen or bathroom fixtures, and fireplaces. Exceptions and details can be discussed during the negotiation process.
There are many factors that affect the housing market, but understanding what to expect - and being prepared beforehand - can make buying and selling a property at the same time possible.
A professional appraiser will inspect a property and compare it to other similar homes in the area. From there, a fair market value is determined. Unless you plan on paying all cash for a property, you will likely need a home appraisal.
A real estate agent is paid as part of the closing costs, which comes out of the sale proceeds at the end of the process.
Your first step is to hire a real estate agent you trust. Together, you will set an asking price, prepare your home for listing, list and market your property, negotiate an offer, and close on the sale.
Sharing particular information when connecting with a real estate agent can help give you an idea of your home’s value in today’s market. The in-person expertise of a real estate agent will give you a more accurate opinion of your home’s value.
