This campground has one thing going for it and it's the water. The location is perfect but that is all I can say good. The staff is a joke and bullies all but one Security Officer and his name is Carl. We were there almost 3 years and tried to make the best of it. Wifi is a joke if there are more than 10 campers occupied. Rules are not followed. For example...quiet time is 11:00 pm (which we followed). However, at 9 pm if you have your music playing or people on your lot having a good time fellowshipping together, they come and tell you to be quiet instead of telling others that 11pm is quiet time. We made some wonderful friends and had many gatherings together and they cut that out too. Only 6 people can be on lot (even after covid). Rules are changed per the day they are having. They charge for visitors per day, even if they are just dropping by to say hello. They charge if you bring a trailer on the premises. Some Security officers and office staff act like they are Dear Libby and want to be involved in anything that is said or done. They even make stuff up and run back up the hill to report with inaccurate information. I believe if this was owned and operated by professionals instead of grade school employees with "records" it may be a different story. Rent goes up every two years, but NO improvements were ever made. The smell of sewer is awful and they were always having to work on it because it worked off and on. My biggest gripe would be following the rules when it worked for them. Instead of telling complainers that quiet time is 11:00, they penalized us for following the rules. When you sign the agreement it specifically states the quiet time hours. AND they only pick on the ones they want to. Campers down the way could be doing the same thing but they are not called out. Like I said, run by bullies and incompetent people. I would not recommend!!

Lovely campground! We really enjoyed out two night stay. The staff is amazing! Everyone we met was so friendly. The grounds are kept super clean. So close to the water, with walking paths and swings to enjoy. We can't wait to get back!

Love love love this place! Brought our camper here on January 1st and got a spot! Reserved for a year but may never leave! Super nice folks, safe, clean, plenty of room and right on the Intercoastal!

This campground is fine for a short term stay but be prepared to be pestered and disrespected by the management as an annual renter. Carl, the security man, is nice as can be, but the rest are rude and unprofessional. Never seen a campground that doesn’t have lawn service, you have to cut your own grass. Rules are applied inconsistently and haphazardly. Service calls are rarely followed up on (don’t expect much help). The washers and dryers can’t handle queen size blankets and they are very expensive. When a washing machine quits mid-load they won’t refund your money. The receptionist made up a lie about my wife “barging in” to the office to yell at her when actually, the receptionist had been nagging us via text messages while we were out of town. Fellow campers will warn you upon arrival. One neighbor was charged a $6 guest fee when a friend stopped by to feed her cats while she was out of town. Another was charged a guest fee for his son, who is listed on the lease! Yet another neighbor said he couldn’t take the harassment after years of having his camper there. There’s a reason it’s the only campground in the area that isn’t full with a waiting list.

Do they offer camp sites for Tent camping?

Sorry, we were forced to quit tent camping several years ago as Brunswick county would not allow. We do not sell RV's, equipment, etc. We used to rent Kayaks, but that was because we could not find quality vendors to recommend, now there are several. We do not allow Mobile Homes or permanent residents, we will evict such to comply with zoning. As a campground we and our guests are subject to NC statutes and Brunswick county statutes regarding motor vehicles of which RV's are subject to. "Mobile Homes" are not legally classed as an RV or camping device in NC. Lastly, my apologies, but please call ahead for info on Boats and other such as space can be issue.

Technically on the waterway at the inlet between Ocean Isle and Holden beach. You can see the ocean across the waterway on the other side of the island. Very pretty! However, you would have to drive over to the island to sit on the wide big beach. The campground has its own little beach by the waterway. Nice to sit and watch the boat traffic.

I was just there last week and yea everyone has some type of animal. Even going in theres a buss thats been renovated for birds which was cool to see! Of course leash your pet n pick up after it.

Does this campground offer year round camping and/or permanent camping?

Brunswick County NC does not permit anyone but managers living in a campground, but we do have long term camping arrangements provided it is understood that it cannot be a residence.
