This was my first rental experience, and not at all how I expected. I started renting an apartment from DABCO with a roommate in August 2020. My roommate had a cat and Birch Hills is one of the few pet-friendly apartments in Pullman, which is a plus. They are nice apartments; phase 2 is very spacious, lots of kitchen storage, and we appreciated our in-unit laundry, especially in the winter. Parking was not terrible, but spots in front of my building were frequently full of cars without passes which was annoying, especially at night. When we applied, we called multiple times per week to check on our application status and ask general questions. We were told, on multiple occasions, that utilities were included in the rent, with the exception of internet. After about two months of living there, we began receiving bills for utilities. We called and learned DABCO’s policy had changed and utilities were no longer being included in the rent. Another issue was with our rental portal. My roommate and I were constantly confused over it, so we had to inform each other when one of us was making a payment so the other wouldn’t mess it up. We moved out in July, received our move out statement and refund check where we were charged a $100 cleaning fee, $125 for them to clean the floors, and $38 to replace a set of blinds in a bedroom, yet to our knowledge, both sets of blinds were in good, clean condition, and the floors were mopped multiple times prior to turning in the keys. Digital communication is subpar. Management was always friendly and easier to contact via phone, but after our incident regarding utilities, I wanted information in writing via email. Sometimes they respond quickly, other times it takes over a week. I recommend keeping your own payment records, and getting important information in writing.

This is a real nice quiet place to live and feels like living in an apartment both in town and the country as you can walk right up to the hill crest and watch the most incredible sunsets over town and there's a cool trail with a view of the mountains. One thing people don't realize is this is the perfect location for riding the bus as you get the best seats here because the bus is always the most empty at this stop. If you live closer to campus the seats are always filled up and you have to stand. They are all express routes here too so you get to campus in 10 minutes. The staff was always really helpful here as even the smallest thing would break and it would be fixed the same day if not the next day.

I have lived in Birch Hill for about 2 years, they are nice apartments. The only thing that disappointed me is that they sent a letter saying that your lease is over, many months in advance of the renew without any reason. When is time to renew they tell you that you need to pay at least $110 more. So expect 10% increment every second year.

I have lived in the Birch hills apartment for 5 months and I have loved it here. It is so nice and quiet and the apartment that I am in is very private too. Its so quiet that we didn't even know we had neighbors for the first 3 months. I am thrilled that these apartments allow animals, especially ferrets which is not something that most apartments allow. There is also no pet rent which is awesome. I would have to say my only complaint is that there is sometimes a lack of parking because people without permits keep parking here and even though this one car in particular has been reported several times nothing has been done about it. The road is right by the apartment so its not to bad to park on the street but it is an annoyance. Besides that though I would totally recommend Birch Hills (Dabco Property management) as a great place to live.
