I had high hopes for this complex coming in. Unfortunately I’ve given this place every chance I could. Renters be very cautious when applying for this complex. This community has a lot of potential to be great but it needs major work. When we moved in multiple things were wrong with our unit. The railing outside was eroding, and the washer had a rotten smell that has been there for months now. Keeping up with the maintenance that is needed for our unit is a part time job in itself. For the price we pay, these issues should have been resolved before we moved in. We are now dealing with ants, and when I say ants I mean villages coming in from our closets, bathrooms, kitchen, etc. While the management did offer us an assisted transfer, in my opinion, that works more in their favor and is a huge inconvenience to expect us to pack up and move our barely settled in nest, when we’ve done our part to maintain the unit. The unit isn’t the only problem either, security is a HUGE issue. There’s people jumping over gates, strangers entering from outside and using community amenities for example the pool, playground, and barbecue area. We tried once to go in the pool and there were adults smoking in the same area as kids, cursing, and most of the people did not look like residents. They’ve had to close down the pool because people do not respect the community. We’ve also found condoms on the floor near the playground where our son enjoys playing. Young teens are constantly walking around vaping in the kids area. Trash is everywhere, cars are broken into. We had to replace our window less than two months into moving here because of the promoted crime. It seems as though our new manager Stephanie is trying to turn things around but only time will tell.

I've lived at this property for 7 years, in two different buildings. Over the years I've seen the property improve tremendously from parking, Maintenance request response times and the current office staff is very understanding and helpful. Would I recommend this property to a family member or close friend???? Absolutely!!

It's been a pleasure being here at San Marcos! I can't express enough how great the staff is. Stephanie and Morgan are always helpful, and super professional. Clean grounds, friendly maintenance, and parking is way better than it used to be. The maintenance team is great too. Chanel, Jose, Octavio and Philip are always on top of things. Great job to the team at San Marcos - highly recommend!

THIS IS THE WORST COMPLEX TO LIVE IN, I WOULD NEVER RECOMMEND. I LIVED HERE FOR A YEAR AND COULD NOT WAIT TILL OUR LEASE WAS OVER. TRASH ALL OVER THE PLACE, PARKING IS WORST THAN TRYING TO PARK IN THE CITY, CAR WAS STOLEN FROM WITHIN THE COMPLEX!!!!! THEY DID NOTHING TO TRY AND HELP OR ACCOMADATE US, JUST A HORRIBLE EXPERIENCE. MANAGEMENT IS THE WORST AND LACK BASIC CUSTOMER SERVICE SKILLS. WISH I COULD GIVE THEM NEGATIVE STARS

Select Essex communities offer homes that may be considered rent controlled. Availability and leasing terms are subject to change at any time. Essex also offers below-market rent (“BMR”) programs at select communities. While this is not a rental assistance program, BMR units may be available to residents who qualify based on their annual household income and the number of individuals living in their household. To determine if the community you are interested in offers BMR options, please contact the leasing office for more information.
We moved here 2 months ago. There are some times you can here some steps from the next floor apartment, but nothing stressful (we have a 6 months old baby and she is not disturbed at all while sleeping). The only thing I can complain is about maintenance, haven't seen anyone cleaning the common areas (like the stairs)
