This is home! I am deeply, profoundly, in love with this place. From the well-kept roads to the beautifully manicured golf course to the incredible friends I have made here, there is no place I would rather be. Nestled in a valley between snow-capped mountains, we are warmly kissed by the sun and cooled with coastal breezes. Active days give way to quiet evenings for restful sleeping. Activities abound. Fishing, golfing, shuffleboard. aqua aerobics, horse shoes, dancing, parties, bbqs, luaus and so much more, are keeping many us young into our 90s and 100s! My husband and I are so happy we found this little paradise.

My understanding from the gentleman who handles on-sight sales (and lives in the park as well) is that they want owners to occupy the units, so probably no on the rentals.

You pay space rent based on where your space is. On lake and on golf greens cost a little more.

From what my mother and I were told they only allow owner occupied, so probably not unless you put title in both yours AND your mother's names, then list yourself with the park as her live-in caregiver. And, if the park balks about your name being on the title, simply vest title in your mother's name only - for now. No reason you can't be added to the title later on. If you are getting a loan and the lender also requires the unit to be owner occupied, as would be the case with an FHA loan, and you are the one that can get the loan, try seeing if your mom qualifies for the loan with you as a co-signator. With Hemet West, and (as my mother and I found) most all "retirement" communities, your mom will have to be on title since it is her age that qualifies you for residence in the park. I have gone through all of this over the last year with my mother and I've learned a lot. I wish there were a way to connect so I could share it with you. Be well, and good luck!
They require all units to be owner occupied and there is a specific monthly income level you must be able to prove and maintain. It is best tho contact the office there at the park and get pre-approved before making an offer on a unit.

It depends on the location in the park. Approx. $ 600-900.
It depends on where the lot is located - those with a little more area on corners, those abutting the green areas, those closer to the community center, etc. will tend to command a higher monthly space rent - but the rates quoted to me began at $661 (as of June 1, 2017). You must then add monthly utilities which seem to run around $100-$125 per month, on average, for a two person household with a minimal amount of landscaping that requires watering. Also, property tax runs about $200 per year and is billed monthly at around $15. All-in-all, out-of-pocket costs billed by the park average about $800 per month (again, based on a two person household). Their space rent is higher than others, but this is due, in part, to their on-sight, park employed landscaping and maintenance crews who keep the grounds looking immaculate all year round and the common facilities (swimming pool, club house, street lamps, entry gate, security cameras, etc.) running smoothly for your safety and comfort.
