Pros : close to school, stores, freeway Cons: terrible noise level ( if you live on bottom floor) all units have wood floors. We can hear stomping all night and day . Can’t work from home . Complained nothing is being done After 5 no parking. Good luck finding parking by your unit unless if you live by the overflow parking . Some people don’t move cars for days . No security .

Family - They treat you like family, like a real person. From the application, to daily living. They have been amazing. During the application and approval process I feel like the staff were just as hopeful and excited about my application and approval as I was. I cant express it really. Two words come to mind: Family, & Home.

Pros: The maintenance team is great.  They were quick to get to my requests and were more than happy to return when something wasn't done right.  The maintenance guys were always friendly, helpful, and fast. Location: I lived in the complex on Slate, up on the hill. This one unlike the other complex down below is up on the hill and away from the major street and my unit had a nice view. Cons: Major issue: They started renovating the units maybe about 2 years ago.  This is great if you don't have anyone above you and a nightmare if you do.  If you manage to get a unit above a garage or on the third floor with no one above you then you probably won't have many issues.  However having someone above you is horrible because of the new flooring.  When we first moved in we were told that they didn't have the wood flooring on the 2nd and 3rd floors because of the noise; it could only be carpeting.  Well fast forward a few years later and they installed wood flooring in the unit above us and we could hear EVERYTHING.  You could hear people walking around and it got really bad because we had neighbors who let their big dogs and kids run around the apartment.  We also had neighbors who let their kids bounce balls on the floor which at one point it sounded like someone was having a basketball game at the local park.  I had 2 sets of neighbors with this flooring and had the same issues; it got to the point where I had to wear noise canceling headphones all day long or just not be home.  After I complained numerous times, the Manager Christy eventually told me "well I can't tell people not to live".  If you have ever stayed at an older hotel that renovated their rooms with wood flooring then you know what I'm talking about.  These apartments were never built with this type of flooring in mind and they did not install the flooring with noise dampening padding.  I know this because I was home when they were installing the flooring upstairs and the installer told me that they had very minimal padding when I asked if I would have issues. Garages: When we first moved in you weren't allowed to use your garage as a storage location; you had to park your car in there and they would actually check to see if you were doing so.  If you had more than one car then you parked it around the community in the abundance of parking spots.  In the past year many people started using garages as storage locations and the leasing office stopped checking and caring about that.  So, if you got home late, just about every spot was taken and it became very hard to find a parking spot.  Also, we had a 3 bedroom but had the smallest garage.  There were people with smaller apartments but had the slightly larger garage. Theft: With the increased amount of cars in the overflow parking, I started noticing broken glass from cars.  It looks like it made it easier for thieves to hide and break into cars with so many cars around.  I no longer felt safe there and feared my car would be next. Dirty: Even though they renovated the units and painted the outside, the rest of the community was dirty. The hallways were very dirty and the trash was always overflowing. There was also an issue with people letting their dogs poop all over the patios and not picking up the waste. Management: Sure the people in the office are very nice but getting Management to help became more difficult every year.  They used to be great but it seems as if maybe the management company was overworking them at other sites they owned.  On the weekends I could not get a manager and the regular office staff could not help with complaints.  If you had an issue with a neighbor then they simply left a voicemail.  They would just do this over and over again, and only after you continued to ask and follow up about your complaint.  They got really bad at following up and by the end I felt like they just didn't care. Plumbing: The water takes forever to warm up and is a huge waste of water unless you want to take a very cold shower.  We also had clogged sinks and tubs on a regular basis.

Ok so I've been reading all the posted reviews and it seems that most residents who say they live here and write a poor review must not live where I live. I have lived at The Heights in Chino Hills for nearly 2 years. This has by far been the best place I've rented ever, including the places in Orange County. Staff is incredible, maintenance is so professional and prompt in changing light bulbs, AC filters and putting my screen back on track when my dog ran into it! Yes that's all I've needed. I am really happy here. My daughter lived here before she rented a house and she and my grandson still miss being here. The grounds are immaculate and the landscaping is attended to professionally. Isn't a spa supposed to be like a bath tub? Warm? Anyway I give 5 stars all the way around!!!

I currently live in Boston, and my son is applying to Harvey Mudd College. If he gets accepted I hope to find a two bedroom there next June 2022. I have Section 8, and hoping there’s a vacant apartment by then. Is there a waitlist?
