Dan Summers of Big Block Realty is a consummate professional whom I would gladly recommend to anyone. He works tirelessly for his clients and it is greatly appreciated. I was saddened to see that my latest tenants were so undeservingly harsh on Dan. Before the walk through, because I wasn’t able to stay due to work, I went to the premises to wish the husband good luck, safe travels, and shook hands; he did not mention anything negative to me. The review was written by his wife who wasn’t on the premises during the walk through, although I saw her walking around their truck and trailer in the community park. We did not receive proper notice of their vacating the premises. We knew they were leaving, but we didn’t know when. It was only through communication with a neighbor that we found out how soon. The tenants were vacating the property and my wife thought she could pro-rate the daily rent to the new rent we were asking for, from $70 to $95 dollars a day. This wasn’t a “fast one,” but an error that Dan corrected on the spot. You can count on Dan to be honest and straight forward. His integrity won’t allow him to sugar coat any situation whether it’s for the client or the customer, in this I am truly thankful. He sticks to the contract and he is meticulous. If it says no smoking, then the house should not reek of cigarette smoke. If it authorizes one pet, then you shouldn’t have two or three without getting approval first. There was apparently some electrical jeri-rigging done which caused my handyman to get shocked while he was attempting to restore lighting in the bedrooms. The tenant did apprised me of some problems with the lighting, but I was never allowed access to look it over. Instead, I was told it was fixed. We are now employing and electrician to find out what needs to be done to insure it is to code. After the walk through, my wife informed me, that it was apparent they simply moved their things out without cleaning. Getting back to the point, Dan’s steadfastness to the contract helped us identify areas of need. Again, Dan is a hardworking professional who earns a five star review, and if I could, I would whole heartedly give him ten stars.

I have worked with many real estate agents in the past but Dan Summers is the best agent I have used. I purchased investment properties in the past and this was the first time I made a purchase in California. Unfortunately, I had awful tenants that destroyed my property. Residing in the New York, it was nearly impossible for me to bring the property back to its original condition. I hire Dan Summers to renovate the property and list it for sale. Dan was able to use minimal cost to renovate the house and the outcome was better condition than it was before. The house looked truly amazing and sold for 60k above asking. Dan is an expert in real estate and I would highly recommend him to anyone.

What can I say? Dan is always #1 and on point! He totally knows (& loves) the area. He's always ready for whatever comes up, so we didn't need to shoulder the 'load'... Friends who recently moved to Temecula were blown away to find out Dan donates part of his commissions to a local dog rescue, A Pass for Paws! They are real doggy lovers and confessed they shouldn't have been surprised? That would be so Dan...

Dan is AWESOME! He knows the area really well and wants the best for his clients. He goes above and beyond in finding the right home. And he donates a portion of his commission to A Pass For Paws Dog Rescue! He can find you a new home and a new dog!

Are Prices Going to decline in 2018?

No! 4 things to expect in the 2018 real estate market: 1. Inventory shortages will continue to drive the market, especially in SoCal. Yet, expect higher gains than in 2017 and years past. The median price of an existing home is said to increase 4.2 percent to $450,000 next year, creating more of an affordability issue with first time home buyers. 2. With low inventory and no extensive plans for low to medium income housing construction, many Millennials will be pushed out of the major cities, into the suburbs or out of state. 3. Good news is interest rates are predicted to stay low for home buyers. Rates for traditional 30-year fixed mortgages are expected to rise to 4.3 percent in 2018, up .3 percent from 2017. 4. This is an excellent time for homeowners to list their property with home values being so high and pre-qualified buyers ready to bid. However, inventory is tight for relocation in SoCal. This may motivate some homeowners to remodel rather than sell.
