We started working with Bob, Lori, and Maja in August of 2021, they started building our home in October 2021, and they completed our home in May 2022. We enjoyed the entire experience with them and they made it extremely easy. They were also patient with us as we worked to sell our own home. They catered to our expectations, while guiding us on decisions to end up with the highest quality home. Bob has the highest expectation for quality and does not let inferior work slide. He was easy to communicate with and a pleasure to work with. Lori helped us through ordering many of the interior parts of our home and keeping the communication going throughout the entire project. Maja helped drive the project and deliverables to completion, on time. She also helped us select our interior closet design, flooring, and lighting. It was also a pleasure to work with Ken, as he was always professional and courteous when we stopped by to see how the house was coming along. The entire team worked extremely well with their suppliers, ensuring back up plans were in place during the supply chain crisis and period of time where many materials were difficult to come by. We were blessed to have that first conversation with Bob in August and we will be forever grateful for this experience with R. B. Olson Construction.

We decided to contract with R. B. Olson to build a house after interviewing Bob and three other local builders in 2013. With his help we purchased a lot and worked with Mascord Design Associates to revise a stock house plan for our needs. Excavation and foundation work began in October, followed by framing in December. We moved into our new house June of the next year. The only problem a few months later was a slight leak around a window during wind-driven rain. It was quickly solved by Bob and Kenny with additional caulking. Bob did an excellent job laying out a detailed building schedule for his team and all sub-contractors keeping us informed as the project moved along. It was also clear what was included and completed in the regular, detailed invoicing process for us to approve for payment by the bank. Since we were living in Indiana during the building process, we very much appreciated this amount of detail and the support and design ideas Bob and Lori gave us over the telephone, via videos and when we came to Pullman at critical design decision points. The bottom line: I highly recommend talking with Bob and Lori about your construction needs.

R.B. Olson Construction built a beautiful custom home for me in Pullman in 2017. I engaged them very early, so I had the benefit of some site feasibility conversations and plan modifications, as well. From start to finish, every step of the process was proactively and thoughtfully explained to me. The RBO team always made themselves available to answer my questions and provide input and insight on schedule, process, and design, and proactively sought my guidance on matters of style. Our contract was clearly written and proposals were accurate, so there were no surprises at the end of the project. I always felt like my job was a priority. At the end of the day, my home is a dream come true and, if I did it all over again, I wouldn't consider anyone else for the job.

We typically set all up all utilities in the land owner’s name.
R. B. Olson is responsible for workers compensation and builder’s liability. The homeowner is responsible for a typical homeowner’s insurance policy. This insurance will need to be in place prior to beginning construction. We will assist you in obtaining this.
There are many factors that contribute to the total cost to build a home. Land acquisition and site costs (road, sewer, power, water) aren't factored into the cost per square foot to build a new home. Material prices rise and fall with market trends which affect the square footage pricing model. For the most up-to-date cost information, it is usually best to reach out to a local contractor or supplier.
The beginning of a project usually begins with a general feasibility assessment. Having an idea of the cost of land you intend to purchase, the type of home you want to build coupled with general price per square footage calculations, and an assessment of your financial capabilities is a good place to start. Once progress has been made in these three areas, we can begin project estimating to perform a real-time assessment of the cost to build your home.
We're starting new projects just as fast as we're finishing up others. Project planning can take anywhere from 3-6 months depending on how far along homeowners are with land acquisition, project financing and plan drawings. We're always taking on new clients.
Typical construction on a 2,500 square foot home takes approximately 150 days with provisions for weather and material delays. Larger, more complex homes can take up to 180-240 calendar days.
We typically have one or two spec homes under development. Give us a call to learn more about the statuses of our available listings.
RBO is a true custom home builder, which means that our clients typically own the rights to their house plans. We have great relationships with local designers that we can refer to clients.
