Hi Jane. Great question. You absolutely don't NEED to stage your home, but in many if not most situations it makes financial sense to do some level of staging. That's part of what I consult with client to determine. Best to see the home in person.
For most listings in our area the seller gets a home inspection before going on the market. This allows buyers to potentially go in with no contingencies.
Most all sales in our area as "as-is" which means in it's current condition. Better to say "as-disclosed" because the seller always has a duty to disclose any material fact.
Hi Jane. Disclosure is what the seller lets the buyer know about the property. They have a legal duty to disclose any and all material facts.
Great question. It is always changing based on the market and the property. Right now almost everything in Silicon Valley is selling in a week with multiple offers if priced correctly.
All fixtures remain. These are items that are permanently attached.
Your lender requires an appraisal to tell them that they are loaning on a property that is worth what they're lending on. If you pay all cash you don't need an appraisal.
