Management changed three times during the 3.5 years I lived here, and it has been hit-or-miss. Thankfully, the newest management (as of early 2022) appears to be an improvement! The location and amenities of this complex are great, and it's generally one of the better deals in this part of town. Be aware that the buildings are a little on the older side so maintenance issues aren't uncommon, and most of the windows are single-pane (though they might be changing that with the renovations they're currently doing). Overall, I'm not worse off for having lived at Avia, but I'm not sad that I left either.

I took a tour of this property today and the overall experience was lackluster. I did expect more from a property right in the heart of the beautiful McCormick Ranch neighborhood. The property appears a bit unkept, the unit we visited was a recent rennovation but the middle tier ( I guess new finishes are coming ). The bathroom had rust, the patio was stacked with additional pavers a previous resident left when other patios have gravel, the washer and dryer were very small & the walls in the unit had cracks making me think the building was settling. Overall the unit was clean but far from "luxury" which I would expect at this price point. The girl that gave us the tour must have been very new as she was unable to answer questions in regards to additional fees. I asked if there were Cam or property maintenance fees. Was initially told no only utilities. Then she further elaborated about valet waste, community gas fees & parking fees in addition - when we asked more questions. Everything seemed very unorganized which concerns me if a problem with a unit were ever to occur. I think if location is important to you this may be a good place but overall it needs work and I feel if you are paying 1800+ for a one bedroom it should be in much better shape.

Living here has so many great perks! Awesome location and walking distance to many restaurants. The community tons of amazing amenities to wow your guest. Dorian in the office is the best. Very attentive and caring for residents.

Love it here! Dorian and the rest of the team are attentive and helpful. Plenty to do with four clean beautiful pools to choose from, a lovely tennis and basketball court. A quiet community and very clean all around.
