I’d call this apartment a stepping stone. Stay for a year or less and move out!! Rent keeps going up and they won’t update any other appliances or bathrooms, they use cheep paint That easily gets scuffed. Everytime I went to use the laundry room the dryer wasn’t working. They would shut the water off at the worst times. They make so much money if you do the math, yet they keep getting greedier and don’t care. They claim they have a tennis court and other amenities but it’s not worth rent. They’ve even tried to scam some buildings with fake electric bills! It’s really ridiculous. Neighbors are kind! Very informative about there experience.

We had lived in Presidential Arms in 2019 for one year and it was the worst time we ever experienced. we lived in the Washington Building on the 1st floor (basement) not only is it extremely dark and gloomy but it smells very musty and there was mold all through out the apartment. the people above us at the time had a leak in their bathroom and it had leaked into our apartment and soaked our hall closet the carpet where it meets the outside of the bathroom and then our bathroom started to get water all throughout as well. point of the story when the maintenance guys came to fix it then gave us a fan to us to dry the wet areas so they can ‘fix’ it. well we had a camera in our apartment and they just helped themselves in our apartment without a single call not even after the fact. it wasn’t until I called to complain that they informed us that it was an apparent ‘emergency’ because they were getting flooding elsewhere and they needed the fan. NO EXCUSE AS AN OWNER. i could go on and on about this place with them lacking in fixing things, going in our apartment anytime they wanted, lying to us about the lease saying we are allowed to have two dogs as long as they were under 80 pounds combined, then changed it to can’t be over 60 pounds combined after we signed the lease (we saw multiple people with bigger dogs such as german shepherds). but the BIGGEST problem we had was when we finally moved out, our NEW furniture only 13 months old had mold all over it! I DEFINITELY do not nor will i ever recommend this place ever. we even turned them into the health department because it is so terrible and i was having breathing problems due to living in a moldy apartment. we even did our own mold testing kit and had it sent it and the apartment came back with two different types of mold. ever since we moved out of there all of the health problems i was having magically disappeared. show to you they have a huge mold issue. good luck to anyone who chooses to live here! i understand you gotta do what you have to do as we did that ourselves.

DO NOT MOVE HERE. The dishwasher was broken and we couldn’t get someone to come look at it for 6 months. The washer and dryer units don’t work either. It costs $8 for my clothes to get dry. So i have to take my laundry to my parents so i can do it for free. Theres also very poor communication throughout the leasing office. And when you call or tell them that something needs to be looked at in your apartment they don’t brother to fix the situation. I actually wouldn’t suggest moving to the north hills either. The people are rude and there’s sketchy stuff that goes on there. The traffic is a nightmare too. Anywhere you go. Too congested.

I have lived here for 6 months and everything has been falling a part in the apartment I call the office leave a message and they NEVER get back. So I have to call the 24 hour maintenance number and they say it's not a emergency. Since I have been here my water heater broke, the closet came off the track, the curtains broke and my toilet over flooded the first day i got there and then the reserve tank stopped filling up. No one did anything until me and my boyfriend asked if we could get out of our lease. They told us we would have to pay 4 months rent and they could take up to court. Best thing of all they told my boyfriend an hour before they turn down the balcony to get everything off and put it in storage. DONT WASTE YOUR TIME AND HARD WORKED MONEY HERE. they blocked off half the parking lot so there is no parking. If I could I would give this place negative stars.

Depends how much u run ur light n what not. I paid 47$ deposit bcuz bad credit. Every situation varies. But about 25-30 / month
