Well it's cheap, and warmer than some places. Not a bad place for snow birds. Make arrangements early. Like reserve a spot a year ahead of time. They are expanding it seemed. Which was good, and working to improve the property as possible and allowed. Can't complain about anyone trying to make things better. Seemed quiet and everyone kept to themselves. All in all not bad. Parking for guests is a bit different but sure that's included in the improvements

Water, location, rent increases yearly , regulation don't apply to everyone . update: 9-1-17, another rent increase, in addition, more spaces will now have electric meters. New tenants, be advised, contact DIxie Power before arrival. Deposits may be required. The park reduces services while increasing costs to the tenants. Water well went down this summer. Much trouble in repairing a neglected well. Manager resigned, all employees layed off. All activities ceased. All maintenance ceased. No one on site to do anything. God help us. A new sign has been added to park entrance. NO WEAPONS ALLOWED ON THIS PROPERTY.

Best place to spend your winter! The managers Lola and Dan are GREAT people very friendly and always there when you need them. Yes they do drive the park in the golf cart to see what is going on to make sure every thing is going great. They do have scheduled events ( October to May the months it is not to hot) every Tuesday they do either coffee, tea, milk, orange juice, and donuts toast, bagles, and sometimes they do breakfast! Thanksgiving Dinner, Christmas Dinner, New years eve snacks(or maybe dinner) they had a Chili cook off last Sunday, and they are doing a Super Bowl party. They also did an ugly sweater contest at Christmas time. The club house and laundry have a key code door so you can enter anytime if you stay here so it is secure. They do have a Library with movies, book, puzzels, which you can take on your honor system. They do Ladies day lunch 2nd week in the month and have get togethers on some Sunday evenings. If you like you can watch TV (football) or whatever in the club house on the Bigger TV. The price of staying here is great and the price has not rose in the RV part of the park for over 3 years which is how long my husband and I have been staying here. Included in your stay is electricity, water, sewer, garbage, and WI-FI. WI-FI is not great in any of the parks in Beaver Dam. That is not the fault of the parks. People streaming movies and what not use up the WI-FI. All of the people I have met in the park have been really nice and I have met a lot of them! Can't say enough good things about this park!!!!
