It's very important to price your home right. If you price it too high, any offer you get might fall through or need to be renegotiated if an appraisal is needed and comes in lower. You won't know until three weeks of being in a Pending status. Your realtor should use good comparable homes and up to date market information to recommend your best sales price. You also want to stage your home the best you can and repair the simple items that can make an inspection report much longer and overwhelming than it needs to be. Your realtor can also make recommendations to help with this. There's much more we could add, but the final (and very important) thing we'll mention in this answer is you want to be sure your realtor responds well to all communications. If he or she is difficult to reach when you as a client tries to call, imagine how frustrated potential buyers, buyer's agents, and other professionals (critical to the success of your sale) could get when having the same difficulty.
Find a good realtor who can help you find a good lender. Many will have good connections and can share their experience with deals that have fallen apart and others that have been successful due to various element concerning the lender. We have several local lenders we recommend who offer great incentives, have competitive rates, are personally and actively engaged, and get the loan across the finish line. It has been our experience that the larger nationwide lenders have much more red tape, are disconnected from local professionals involved in the transaction (ie. appraisers, inspectors, contractors), and often cause a purchase to fall through. The agents representing the sellers of the home you want also will recognize a more reputable local lender and would encourage their client with the greater potential for success to accept your offer. Again, there is much more that can be said but this is one important element. If you are a cash buyer, there is lots more to talk about.
Check customer's reviews and the realtor's years of experience! A real estate agent can say all they want to about themselves but what matters most is what people they have worked with have to say. Be sure to read an agent's client reviews before making contact. Often times reviews are dispersed between various platforms such as their Facebook page, realtor websites (ie. realtor, zillow, their brokerage website), their own realtor website, review websites (ie. yelp, rate my agent), and Google business. So you may need to do some extra work to find them all. As far as experience goes, any agent who is actively full time in the business will acquire the experience they need so your transaction is as smooth and free from unnecessary headaches as it can b. This usually takes 2 years of full time experience but, situations vary. Some agents close 5 transactions a year while others close 20 or more. We have closed an average number of 20 transactions every year for the last four years.
