If you have respect for yourself-STAY FAR AWAY FROM THIS PLACE. worst management I’ve ever seen they will do anything to scam students renting there for off campus housing. Don’t be fooled by the pictures and amenities online. They’ve been “sold out” for the past 5 months now and yet “still have a few rooms left!” I lived here for 2 years and couldn’t be more happy to be done with this place.

Renters BEWARE. Disappointing. The promise of a $300.00 incentive appears to be a “bait and switch “ situation. Numerous emails and phone calls made looking for incentive with no real answers but a lot of administrative “brush off”. When you ask for additional information, you are told it’s due to a third party delay. When you ask for this name/number so you can follow up, it is not provided. 3 months rent of 850.00 paid and no receipt of this promotion. Facility is newer and well kept. Parking appears limited unless you want to add an additional 25.00 monthly. Most definitely not recommending as they clearly do not go the extra mile for residents. We will be filling with BBB and reaching out to media to get this information out to other students/families. Email sent to management around paying sublet fee of 85% of monthly rent and getting a refund if THEY find a person for you. Response (from Patrick Turney, CAPS | Regional Director) as follows, "If you all have moved out, paper work signed, relet fee paid, etc. and we had someone wanting to move in up to roughly June 10th, most likely they would be paying the full monthly rental installment, so you all would not be and/or would be refunded if already paid. The reason I say most likely is, if it were a vacant unrented bedroom of ours, that is how our contracts are written. Just as you all moved in mid Aug of 2021 and had a full monthly installment due, that same would hold true here. Given that this is a relet and we are trying to help out multiple people (you all as current residents but also the potential move ins) there are times that if we feel like we might lose the prospect, we would ask you all or know ahead of time, that you are willing to possibly prorate and/or split the rent as to limit what you all do owe. " It very interesting that the lease has a move in date of 8/28/21 and students MUST BE OUT by 8/12/22 so that is a TOTAL of 15 DAYS and students do not pay a PRORATED rent so, in essence, NORTH 116 FLATs gets a total of 2 FULL MONTHLY payments IF they find a subletter, instead of refunding the original renter 1/2 a months fee. UPDATE: The lease states IF North116 needs to find someone to sublet, THEN you pay the fee. NORTH 116 did NOT find someone, we did. NORTH 116 did nothing in the process, but collect an unearned fee-NOT SPECIFIED in the lease. We want others to BE AWARE of the business practice of this complex. Additionally, it seems that Patrick Turney is now denying the DIRECT QUOTE from his email to the students. Yet another reason to proceed with caution. Patrick, the information here is the direct email, as YOU wrote it. Just sharing YOUR words to the girls. Too late to back track now, in my opinion! There are plenty of other rental facilities in the area with honest practices for our students.

The area is gorgeous and was not what I was expecting when I heard about it! I helped my sibling move in and the staff was super nice and helpful! The rooms were super clean and safe for everyone moving in! There's plenty of space in the rooms and they're all ready to move in!

As a renter of a single apartment I've had an amazing experience. I would highly recommend North 116 to anyone. The facilities are beautiful and efficient. I am especially a fan of the fitness center and the outside seating. Very hard working and friendly staff. They in my opinion all deserve a raise.
