As terrible as it gets, might prefer motel hopping or couch surfing to living here (been there done that, would prefer it over this place). I am not renewing, nor any of my roommates, some of us are paying extra to leave early. Yup, it is that bad. I've been in and out of the leasing office for the last 4 months now, that is not an exaggeration. 4 MONTHS. The kitchen garbage disposal had been broken for a month and the kitchen sink pipes leaking causing the apartment to flood Office's response: "well, if you know it's because of the kitchen sink, don't use it. Also, clean up the place. We'll send someone when we can" *hangs up* There have been several instances of them just showing up, unannounced, under the guise of inspections (multiple times, I believe 4 thus far). They enter into any room, without permission or notice. I was at school and my roommate informed me they were going through my belongings, in my room (which was kept locked; draw your own conclusions). The staff had the audacity to inspect my (prescription) medications without my consent (invasion of privacy or HIPAA), again my roommate had to inform me this while I was in the middle of an exam. My roommate and I were questioned if my asthma inhaler was a narcotic. Sir, I like to breathe, and you have no right to question my medication unless you have reasonable cause for suspicion of illegal substance use or you are a health care provider (of any kind). I don't think they met either criteria. HVAC doesn't work. Neither heats nor cools the air. That's been ongoing for 4 months. Maintenance shows up, says this is broken and leaves, that's it. No repairs. They finally find a solution, just cut off the HVAC power all together, when it's close to 100° f. How considerate :) Also the office and maintenance supervisor (or manager) recommends to not have a temperature you find comfortable because the system can only support upto 76°f-74°f of cooling temperature. I like my living space polar cold. I'm used to my house (every one I've lived in) being a maximum temperature of 68°f. Normal temperature of 64°f. I am warned that if I set it that low, they will disconnect it. Yup. Explicitly stated "will be disconnected." They also tried to tell me that the leasing agreement says not to set it to such a low temperature. It says no such thing. There is a clause saying to set a reasonable temperature when the outside temperature is 85°f + (or higher) but that is an ambiguous limit. I say 64°f is reasonable. Reasonability is subjective, after all. Per section 8 of the leasing agreement I signed, there is a supposed to be a compensation of some kind for the appliances not working, and the staff in the office said a more polite and professional version of "Do you think we care?" While citing section 17 which states rent can not be withheld. Excuse me? I've paid my rent on time, if not early, every single month. So all I can conclude is they are basically instructed to make sure the people pay. Fair enough, it is a business after all. A crooked dishonest business, but a business nonetheless. I couldn't care less about the money, but at least make the place livable. The lobby reeks, the stench of marijuana plagues the place, the stairs are covered in what seems to be either puke, poo, or piss or other bodily fluids if not garbage, rotting foods, and festering drinks and cups. I've at a point found syringes too. Feel free to draw your own conclusions. Perfect place for a microbiologist to collect samples perhaps :) Also my car was towed out of my space despite having a visible parking permit. My roommates' cars have been towed for the same, and one of our guest's car was towed out of VISITOR parking. Take a guess what the office responds with, "oh well, here's the company name. Find them yourself" Will they pay for the wrongful tow? Nope. In conclusion, it's a joke of a dwelling space, more aptly described as a bio-hazard dump with no consideration for tenant comfort or rights. If you bothered to read this far you probably know not to live here. You have been forewarned

Maintenance and utilities staff here are all great and friendly people. Most of the residents are as well, however the front desk staff have been rude and generally unhelpful. Literally nowhere to park so if you’re moving in with a vehicle be prepared to get your car towed or park off the property and in the surrounding ghetto area where it will be broken into. Either way you’ll be unhappy here. Live on campus if you’re a student or search for a better apartment complex.

First, I’ll start off by saying the maintenance team at HNC is one of my favorite things about this place! They are always friendly, helpful and they make me feel more at home here. Big shout out to Mike and Levar!! They go above and beyond. Thank you! After a long day at work, it’s always nice to come back and see their smiling faces. Next, Pedro also deserves recognition. I have submitted many work orders and he takes care of it quickly, professionally and does a great job. I can count on him. Thank you!! I just moved into a studio and I am so far very pleased. Thank you to the maintenance crew who holds this place up!

Pedro, in maintenance, is wonderful. There was a leak from the apartment above us, so water was leaking and Pedro came and fixed it very efficiently. He came back a couple days later and fixed the ceiling. (We had old water stains from before and he also fixed those for us). He saw our sink in the kitchen didn't have a nozzle on it, so he put a new one on. He was very helpful and fixed everything we needed.

That is ok, I have lived with people that don't go to UCR in the past and it was fine. Gives you a chance to make connections outside of UCR.

Rob, our top concern is the safety and health of our residents and team members. We will not be issuing deductions of any kind to residents due to the enforcement of safety procedures set by the CDC and state officials. We’ll reopen our amenities as soon as it is safe to do so. If you have any further questions, please reach out to us directly.
