They did help me with my first case. But I’m trying to get another one with them and they don’t email back on time and the phone is always a long waiting list and he refuses to take my case instead of just looking into it. He says I have no cause when I clearly do. They pick and choose who they want to help and it’s really frustrating. I’ll take my $ elsewhere.

The Dennis Block firm is overwhelmed with chaotic and disorganized service but they sure do want your money. They know how to get THAT out of you. Move on in your search, this place will lead you down a very dark path in that the Dennis Block law firm will make you madder and much more frustrated than the tenant you are trying to evict. I had to settle a very caustic case MYSELF in court because the Dennis Block partner/lawyer didn't show up! He told me later (I was steaming mad) that he got in a fight with his WIFE! And they still CHARGED me for everything in FULL! Dennis has a lot of negativity around him because of these constant evictions he's done, for years and years and the 24/7 rampant vibe of tremendous ill=will that is generated all around him from both sides of these conflicts. But he's real REAL greedy so he keeps on. He has others helping him now, and they are rude, alienating and robots of protocol not AT ALL invested in your case nor do any of them care. If you saw his lawyer assistants in person, they would probably have ATM written on their foreheads. Dennis is old, tired, greedy and burnt. He's had his day of emotional investing in helping you years and years ago. That's all gone. Dead gone. Look up his picture, stare at it...then you will see for yourself how he's truly checked out. Then move on. Find another lawyer to help you.

If you have a straight forward eviction, maybe this is the place for you. If you have anything that might cause your case to not be resolved right away DO NOT use this company. If I do not call them then NOTHING is done on my case. I was told not to show up to court, it wasn't needed and I wouldn't be able to say anything. I had to beg them to get the info as to when and where my court date was, I showed up and sure enough gave testimony which I'm sure was beneficial in winning that case. You think that would be the end of it, but here I am 6 months later still waiting for our tenant to be evicted, waiting on hold again to speak with someone to follow up on what is and isn't being done. Be prepared to spend hours on the phone to call and make sure someone is giving any attention to your case.

Tried to come speak to this DMV styled attorneys office regarding a case. Instead of helping me the staff told me to call one of the cards on the table outside. I say “so you want me to use this card to call someone inside instead of you here just helping me talk to an attorney?” They literally said “yes” and slammed the window shut. I am standing outside the window calling someone on the other side of the window. If this is the logic that runs this office, you can only imagine their ability to apply logic, reasoning and legal theory to your case. Trust the reviews here.

The process takes 1.5-3.0 months depending on whether the eviction is contested, whether there are any unusual games played by the tenant, and the ability of the court and sheriff to generate the proper documents so that a physical eviction can occur. It is rare that evictions take 6 months unless a tenant files bankruptcy.
I'm not sure which forms you need, but you can find most of the necessary forms in the Free Forms section of our website, evict123.com. If you are looking to remove a tenant under the Ellis Act or other legal standard, you will not find those types of forms on our website, but we would encourage you to call our office and speak with any available attorney for assistance.
In short, HELL YES!!!!!

Call Dennis. He knows it all. Don't adsume from general public. Consult counsel
Just called the office and will be able to answer your questions
If a section 8 tenant fails to pay their portion of rent, a 3 Day Notice to Pay Rent should issued. Thereafter, an unlawful detainer should be commenced.
That would not be a proper charge.
Tenant owes 4 months rent. How much will it cost to evict her?
