I've lived here at Peppertree going on year 2 & I've seen people come and go. This park isn't a 5 star park but for the price which is cheaper then any park on Grand or Riverside along the lake it is the cheapest rent you can get!. I don't pay over $650 a month for rent. I pay $435 that includes my sewer,trash,water, & rent space. Now if you use alot of Electricity then yes your bill can become $650. But whoever Helen is she's probably adding her Electric to make her rent $650. My Electricity in the month of November was just $30 so that makes me pay $435 + $30 for total rent of $465. As far as Leroy not opening doors he does if you come during NORMAL BUSINESS HOURS, He does not work 24/7. I don't know any park that does. Peppertree RV park and The park just off of Palomar and Corydon has the same space rent. But that pk (not saying their name) has a waiting list to move in. Most parks that go around the lake the rent is usually $500+ , but I can't afford to pay that plus the water is having an alge problem so it's not safe to go swimming in it. A few years ago I lived in a nice park and we were able to go swimming and they had showers available. (I just think it's a good idea for all parks to have a shower available in case people need to use them, they have ways of charging for their usage. This way the park doesn't get stuck with an extra water bill. Peppertree is in a transition to add more spaces, but there are slots available. You need to talk to management. There are a few things I don't like about this park is there are no showers available and it's a dirt bowl and residents and outside people come into the park and drive around the bottom part of the park like it's a race track. All they do is stir up the dirt, I can't keep my car clean!!. Also they don't do the 5 MPH POSTED SPEED , one other problem is lately with all the dirt being delivered we are getting rats. Also people should put their trash in the trash cans not on the ground, For one it's disgusting and two it's not fair to our grounds keeper to have to go pick it up every week. All residents should please throw the trash into the cans. It would help drastically. When I first moved in I asked the manager who lives on site (Leroy) to help me with a problem I had come up against. Well he came right down and he and the maintenance guy fixed the problem. Which I really appreciated it. Also the Maintenance/Grounds keeper is very handy with helping residents if they are having problems. This park has it's ups and downs but who doesn't. At least I feel safe and that matters alot to me. When I moved in to this park my electricity was very high I asked the owner and the manager why was it so high and did they have the Care program with SCE. I was told no, well I started making calls and emails and texts messages to SCE. I finally get a call saying that they are going to come over to the park and talk to management to check their books etc. etc, next thing I know is the Maintenance guy is bringing me an application for the Care Which would lower our bill drastically, as I am disabled I qualified, as are several of my neighbors alot of us are struggling. But thanks to a few phone calls and emails, I believe I had helped my neighbors and myself. As long as you watch your electricity your bill won't be high. If they can just get rid of the homeless problems I think this park would be much better off!! (They are working on it) Thanks alot

Very Run down. Manager would not open door. Space rent is over 650.00 a mounth. And spaces are very close together! Bunch of people all crowded around ! Trash dumpster was full and trash on grounds. But all the care was very nice and new within couple years.

This place is so peacefull and eveybody is kind to everybody and beautifill because of the enviorment and people around you couldn't ask for a better manager.

Do you have any trailers for rent? I'm helping and 83 year old friend who isn't tech savy but very active. He doesn't own a trailer but would like to rent one in a park like this. His daughter is moving out of state and he doesn't want to leave.

No. This is permanent trailer park

Can you accommodate a 20 ft travel trailer for a couple of nights? Do you have water and electric hookups?

I would not use them for anything. They are lairs and theifs at peppertree rv park especially mark wynne.
