We just moved into our fourth Del Web home, the third in Festival. And while building a new home is always difficult, the recent experience was extremely disappointing. The quality of the building materials is quite poor. The workmanship even worse. The project took many months longer than expected. And still isn’t complete. The home inspector found many deficiencies, some affecting safety. Pulte has a customer service department. But it’s not very responsive. The deficiencies remain uncorrected. I have little confidence the issues will be completely resolved. Festival is a community of great people. But, many are now picketing the sales office because they believe Pulte misrepresented plans for future amenities. They believe we were lead to believe there would be an additional 18 hole golf course, and an additional club house with amenities. But, it seems, Pulte made the decision to not add additional amenities while still causing buyers to believe otherwise. So there isn’t much trust nor good will between many residents and the developer. I would recommend anyone looking to move to Festival first consider one of the earlier homes. Those were much better built. And better designed. And I would avoid considering contracting for a new house. And make sure you can be satisfied with limited access to golf and other clubs and amenities.

We have enjoyed living at Sun City Festival sine 2007. The growth of the community has been fun to watch and the new residents have been mostly delightful. We moved into our second new home at Festival a year ago, and we are looking forward to many more happy years here. The sales, construction, customer service and facilities personnel are always willing to help resolve any issues we have with our home or the community.

Beautiful model homes and super nice man named Thomas at the activities desk. BUT, the Sales office was less than welcoming. From the front desk greeter who looked at us like we didn't belong to the sales lady named Elaine, they acted like we were bothering them. I understand she probably doesn't need to "sell" because the homes get snatched up quickly, but we would have liked more information and we were even interested in getting on a mailing list. She discouraged us by saying "lots of people ask to be removed from the list" Very strange selling strategies for sure. She was snooty.

I recommend that you check with your sales person. They gave us a list and we found a rental that way. Good luck!
