I have been staying on top of the protection for covid. They are all so helpful patient and walk you through step by step as to what to submit to be protected. Today Daniel helped me and he was the absolute best. Took the time to explain everything walked me through the website and showed me where to go to stay informed. I am extremely disappointed with this department and it’s employee workers who sleep on serious cases going on that need immediate regulations. I went through the most terrible situation with my landlord on a lack of construction repair that made my living/stay inhospitable and violation of illegal rent increase with many evidence to show legit prove. After being on hold for so long, days & days of reaching out for serious help finally MR. JaRodd Jones got assigned to my case with such lack of communication and responsibility. How could it be possible to have people like that working with the city…. This is insane and unprofessional!. Headquarters or someone above needs to seriously supervise and take this into serious matters because a lot of tenants like me are being violated by slumplords…

If I could place 0 stars, I would do. Yesterday I felt myself so miserable as I have never felt before in my life. When the inspector called me, he was pretty polite, but when I responded, his politeness disappeared right away. Maybe because of my accent. When he entered the property, I saw on his face that our conversation will bring no result. Further he didn't even pretent to listen to me. He kept saying one phrase "We can't cite for it, unless it works". I know they work with lots of different people daily. And I know how it is hard to work with people from my own experience, but if you choose this type of work, you have to correspond its requirements. We have noise in our apartment because of the pool pump located on the ground floor within the last 6-8 months (we rent this place for 11 years). I don't care how it works in that mechanical room downstairs, loudly or not. I don't care about its noise outside. I only care about the noise coming from it in our apartment. I care because I have TWO little kids at home. And we have up to 68-70 decibel of level noise in a QUITE apartment. Yesterday I realized that nobody cares about kids. Nobody. Even if we listen about kids, their future etc. every single day from different sources, nobody cares. Right now I don't know what to do. I lost my last hope, and I feel being an awful mom when my kids complain on the noise and I understand that I can do nothing with it.

for the housing is key program was very unprofessional. my application was in the first day of the program. sometime around Dec they asked for my id. they kept coming up with excuses and I only got two months of rent even when I did everything right away. really horrible program. the extra money would have helped me a lot in the end it was only two months even though I applied the first day. they claimed my id was in the wrong space even though they had it and there was no other space. that took a few more months away.

You can increase 3% once every 12 months. Rent can only be increased 3% - 10% every year. If you pay for the gas and electricity in your rental unit, you may increase your rent another 1% for each utility.
Please remember that the Los Angeles Housing Department gave tenants a moratorium on paying their rent. The answer is no.

You can pass through a 1% for electricity and/or 1% for gas if paid by the landlord. For RSO properties there is currently a freeze on rent increase. Effective March 30, 2020, rent increases are prohibited for rental units subject to the Rent Stabilization Ordinance (RSO) until 1 year after the expiration of the Local Emergency Period which is still in effect as of this post 2/15/22. The ones that are in te contract are the ones that should be living in the property. Otherwise, it will be a breach of contract. As a result of that, you have te potential to be evicted.
