My comment is not only for this company. Just a general idea. Before making your decision, READ ALL BAD REVIEWS FIRST. You MAY think the 1-star reviews are exaggerated, but you ALSO CAN think same to the 5-star reviews too. Imagine, if you are okay to face same problems of these 1-star review writers, or not. It's important to know unhappy customer's voice.

I have managed my income property for years and I finally decided to turn it over to Real Property Management last year. Wow, it has been so nice to not deal with tenants and maintenance problems with the house. They have taken all the stress away of having a rental property. I write this review from the tenant side of the renter/property management company equation. Brad at RPM has been managing my unit which I have lived in for 14 years since January 2021. I have found the company to be very responsive when maintenance issues have come up. On two separate occasions I needed maintenance service, and filed the request using the online AppFolio portal used for tenant communications. On both occasions I was contacted by phone within the hour by the maintenance department at Brad’s co. and a technician was dispatched to my home promptly, one of the times the technician arrived the very same day! When an issue arose between myself and the homeowner’s association at my complex, Brad was directly involved and worked tirelessly to reach resolution acting as the liaison between the Homeowner’s Association Board, and myself as a renter on behalf of the owner of my unit. Brad was always avaiable to communicatate, even at one time getting back to me over a weekend when he was on a family vacation. Talk about dedication! Brad is fantasticly proactive and consummately professional. Even though I am just a tenant as opposed to an owner, when I worked with Brad I could tell I was working with a person who genuinely cared about my concerns, and worked hard to address them constructively in search of an amenable resolution. When I am the owner of a rental property I will seek out Brad and his company to represent my interests as my first choice and would certainly recommend him to others.

I have been a Tenant through Adel at Real Property Management for 2 years now, let me start with that. Having said that, let me also state that this is my very first time renting as an adult with a lease, so obviously first time with a property management company as well. I have nothing but amazing things to say about Adel. He is very reliable and makes the move in process very comfortable. He has been responsible with the property yet remains non-invasive in comparison to plenty of landlord horror stories I have heard about property management companies in the past. Whenever I have a question, Adel is just a text away. He always responds in a timely manner, often times right away! Tatiana is always very professional and eager to answer questions I have about lease renewals or changing names of lessees. The website for RPM is really easy to navigate and it also has a feature for maintenance, which you use to tell RPM what has broken or needs plumbing, and schedule for it to be fixed. All in all, I am completely satisfied by my experience with RPM and I have recently decided to renew my lease for a third year at my wonderful home. I could not have asked for a better first renting experience and doubt my later experiences will measure up to this one, so my next goal is owning a home myself.

If you are open to a pet, we always say, “pet considered”. That means we may approve the right pet, not all pets. Emotional Support Animals are handled per California state law requirements. We offer you an online portal to see the activity of your rental investment(s). Your monthly reports are uploaded each month, available funds are transferred to you electronically and you have the ease of use and communication to see if maintenance requests have been submitted on your property. Our goal is to allow you to be as hands-off as you want to be, but be confident and know what is going on. If you do prefer to call and talk with someone, you can definitely do that too.

All prospective tenants must participate in an extensive screening process. Each adult over 18 yrs. of age must complete an application. First, nationwide background checks and eviction database screenings are completed to look at criminal backgrounds and the sex offender registry. Next, we ensure they qualify financially by reviewing their credit report, verify employment, and review pay stubs and/or tax returns. Finally, we review their rental history by contacting their previous two landlords for references.

Yes, if an owner has a specific handyman or vendor they wish to service their property, RPM will note in their portfolio and contact them first for service. When the property is vacant, owners can handle the repairs needed to make the property “rent ready,” if they choose. Our preference is to use our vendors to ensure leasing deadlines are met, as we work with these vendors regularly, they are insured, licensed, reliable, trusted and we know what to expect.

For tenant-occupied homes, tenants submit a maintenance request via their online tenant portal or our 24-hour maintenance hotline. Our portal allows tenants to submit a work order request by providing a description of the issue as well as uploading photos of the issue, when appropriate. Owners receive the same notification of the request that we do once submitted, our goal here is full transparency of everything going on with your property. Tenants can also track the status of their requests online. When a request comes in, we assess it and see if it needs immediate dispatch or if we can proactively troubleshoot the issue with the tenant. There are many common repair requests our team is trained on how to troubleshoot. If the issue needs to be fixed, we assign the work order to one of our preferred vendors. We utilize third-party vendors / independent contractors for all work. We make sure the cost of the repair is fair and that the work was completed satisfactorily. The management agreement allows us to approve any repair under $500, without having to bother our clients. Larger repairs over $500 require owner approval, so we will contact the client in those cases. Exceptions to the $500 approval rule include emergency maintenance and habitability issues. If we have to act quickly to protect persons or property we will do so, to protect our owner’s best interest.

When we get feedback from potential renters when showing a home, RPM will bring this to your attention.
