The co-op has been running this place for a few years now and nothing has really changed for the better. They still don't enforce the rules and still plenty of dealers/ high traffic. Also, if you pick a lot with trees, you will inherit these dangerous trees( one of the previous owner had them topped and never maintained them) and if you don't want them falling on your place, YOU will have to pay to have them taken down. When they first took over there were promises of taking them down, supposedly plans for it. The trees are still here and getting more dangerous, now taking them down will be the responsibility of low income tenants. UPDATE: The most dangerous trees have been taken down; still some questionable ones but they're not hanging over trailers. The dealer issue has eased off a lot, way less traffic

Takesa Village Homeowner's Co-op (formerly Mead Royale Mobile Home Park), was purchased in December 2016 by a majority of it's residents, who, through the Resident Owned Community (ROC) program, purchased the Mobile Home Community lock, stock, and barrel from the previous Texas-residing owner. The resident-elected Board of Directors, as well as the Chairs and members of the different committees (Membership, Finance, Maintenance, Rules Enforcement, Social), are all resident volunteers giving of their skills and time to better the community. They, along with many other involved residents, have been making great strides in cleaning up and repairing the run-down infrastructure and grounds of the 50 plus year old trailer park for 3 years now. We (I am the current Operations Manager, having been elected to the position at the November 2018 Annual Membership Meeting) are also nearer the end than the beginning of the expensive and time consuming process of clearing out the squatters and drug users and the resulting dilapidated homes, as we update and repair infrastructure and move in decent homes, people, and families in their place, via a strict background check program. The community is not perfect, but it, like Mead itself, is quickly becoming less the years old snarky joke, and more a clean, safe, closeknit community of homeowners who are proud of what they are accomplishing.

This is a homeowners co-op where the owners have no say, simply ran by a horrible president and spineless board members. You can not get them to fix broken issues. They do as they want with no regard to safety or law. They evict decent people while letting the drug dealers do as they please.

I lived in Mead Royale for a good portion of my life. The management of this park is a total joke. Ask anyone that has the slightest experience of how a business should be ran. They'll sit there and complain that "tweakers" are breaking into everybody's stuff yet they're the MANAGERS that allow them to live there. They don't enforce anything that is more work than calling 9-1-1. Mead Action is trying to make it a better place to live. I hear the home owners association has beautiful ideas for if they are allowed to purchase this park; ) I'm hoping everything works out in their favor. I know many residents that are scared that they might have to leave with no place to go if someone else was to purchase the park. Many trailers there are too old to move. With a little teamwork and respectable enforcement this park would be great to live in.

tbh, i have no idea, but i believe my guess is that yes however they likely have a homeowner association model of ownership

What is the space rent and what does the space rent include?

The space rent is 380 a month and that includes water.

We only accept mobile homes. The guidelines are credit score above 500. No drug charges with in 5 years no evictions. If you want you can call the office monday thru friday 10 am to 2 pm
