Real Property Management Acadia wants you to be in the know about your properties as much as possible without you having to make a call. We offer you an online portal to see the activity of your rental investment(s). Your monthly reports are uploaded each month, available funds are transferred to you electronically and you have ease of use and communication to see if maintenance requests are in on your property. Our goal is to allow you to be as hands off as you want to be, but to be confident and know what is going on, but if you want to call and talk with someone, you can definitely do that too. Open communication and transparency is what we do and we don’t fear your questions. If something doesn’t make sense, we want you to ask.
Real Property Management Acadia will disburse available funds to our owners 3 times per month. Depending on holidays and weekends these typically happen on the 10th, 20th and last day of the month. Sometimes a rent payment is made later in the month and we want to be sure to make those funds available to you as soon as possible, but consistently each month.
This is rare due to our rigorous screening, but it can happen. Rent is due on a specific day established by the lease. While Maine allows for rent to be paid up to 14 days after rent is due, Real Property Management Acadia works hard to make sure rent is paid on time. We require online rent payments free of charge to all renters. This reduces delinquency rates. Five days after the due date, we will reach out to find out what is going on and regular communication attempts will be made from that day through day 14 via calls, text and email. On the 15th day, a late notice and 7-day notice is immediately provided to the renter. The seven-day notice will provide the renter 5 days to pay in full along with all late fees and notice fees. If no payment is received the eviction process is begun immediately. You have an investment property to either cover expenses or generate revenue and the longer the process is delayed the more it will cost. We want to reduce this as much as possible, and if you choose our Platinum Management plan, we will provide up to $1000 of our funds to cover this expense.
The rental market is similar to the real estate market. One cannot just randomly pick a number and say “this is what I want for it.” There are a few different things that contribute to what you can get for rent. There are three primary factors when considering the rental rate: We compare your property with other available rental properties that are similar What are the benefits of your property over another property What is the marketing exposure to generate the highest return After viewing your property, we will do a market analysis to set a recommended starting price. We evaluate the interest and progress and the response. The most common factors that determine slow interest are price and the season. In Maine, the hardest time of year to find a renter is between November and February.
Repairs vary and are never the same, but a resident has the ability to make a maintenance request online. We partner with Property Meld to efficiently create, schedule and repair maintenance needs all along the way keeping the resident and owner in the loop. Online scheduling with vendors or Real Property Management Acadia reduces the time it takes to complete a repair. Real Property Management Acadia has developed strong relationships with local vendors to complete specific trades. We also handle some work internally and we have local handymen to help on bigger tasks. Unresolved maintenance issues are one of the biggest complaints renters have with rental properties. Our goal is to resolve a maintenance issue, big or small, as quickly as possible to keep renters happy and foster a better living experience, in turn helping reduce resident turnover.
Every day your property is vacant you are losing money. Getting your property occupied is crucial to fostering long term relationships with our owners. Not only are we looking to find renters, but to generate qualified leads to find the best possible renters for your property. Your property will be marketed on over 30 different websites and partnering with one of the best in the market, ShowMojo, to more effectively promote, screen, and schedule your property for showings and sending out reminders and requesting feedback. Real Property Management Acadia also answers the phones and responds to emails – even on nights and weekends. If a potential renter sees we respond to them quickly, it instills a positive experience right from the beginning.
It is possible, but rare. If you schedule a showing and don’t cancel the showing (NO Show), you will not get a refund. You also will not get a refund if you want to proceed with leasing the property. Your application fee will be used to complete the credit and background check. Lastly, if you want to proceed, but when running the full credit and background check there is something that could be a disqualifier, you will not receive a refund.
Yes, there is an application fee. However, Real Property Management Acadia offers you a risk-free refund should you not like the property. If you pay the application fee with a debit card you can receive a full refund. If you use a credit card the processing company will hold $5 for processing the application. To get pre-qualified, only one person needs to complete an application. To get full approval on a property, EVERYONE over the age of 18 must complete an application, no exceptions for adult students or co-signed leases.
There are multiple reasons why Real Property Management Acadia has you complete an application. The primary reason is because not every person can be approved on a property. There are important factors to consider when looking to rent a property like credit, income, references, rental history, pets, location, size and many other factors. Our position is that if you are going to view a property, we want to be sure you could be approved. It is difficult to tell someone they don’t qualify, and a majority of the time that can be prevented by completing an application. Consider if you were moving out of a rental unit and your property manager kept showing the property to people that couldn’t qualify. That is an unnecessary burden on you. In all aspects Real Property Management Acadia wants to reduce inconvenience on our residents and if we are showing a property, we want to feel confident that if you like it we could move forward.
