I believe just about everywhere you go, you’re bound to have negative experiences at some point. We’ve been at Ultris for a little over a year now, and honestly can not think of anything we truly dislike about it that don’t occur in most places. Personally, I have found the amenities to be great, the staff kind and professional, the grounds pretty well-kept, and other fellow residents to be warm and welcoming. We’ve met a lot of great people here and have so far enjoyed our time here at Ultris in Stafford, VA. The only thing I can think to wish more of are Food Truck Fridays! But honestly, the fact there are ever any to begin with is pretty awesome. ALSO — one of the biggest pluses here and the reason we chose a location a little further outside of DC, is the fact that Ultris is pet friendly for all breeds which was hard to find elsewhere and pretty much sealed the deal for us. This location offers the small-town feel we love, while also being in relatively close distance to DC and Fredericksburg. We are very happy we chose Ultris for our time here and will certainly miss it and this area when it’s time for us to leave.

Nice place for location, but wouldn’t recommend to others. No huge issues but a lot of small things that add up. Was not too clean at move in and our move in date had been pushed back in order to get it ready since the previous renter had left it messier than expected. For the extra time they took was not impressed. Was told the carpets had been professionally cleaned but when I cleaned it with a carpet cleaner for the first time the water came up black. I easily removed a coffee stain as well as various paint stains on the carpet. Cigarettes always were strewn about the walk way leading up to the building. The trash compactor is a great idea but isn’t able to keep up with all the residents. The dog parks are an added bonus but even with a dog waste clean up area in the fenced in area the park was always filled with dog waste everywhere. Our downstairs neighbors were constantly harassing us and constantly knocking on our door demanding to talk and see if we were “okay.” One of our neighbors/friends in the building across from us went 3 months without hot water which is unacceptable. Not the worst place but for the price point it really isn’t great. Nothing about these apartments was “luxury” I understand paying for carpets not being clean at move out but it’s a steep price to pay when the carpets were so dirty at move in. One move out fee was for the “duration of the lifespan of the carpet” which I had to laugh at because the carpets life was over before we even moved in. I had a dog as an emotional support animal that before she was trained had some accidents in the house. We had the carpets professionally cleaned but did not clean underneath the carpets. Which was what was shown to us as wrong at move out. Personally I believe between every tenant with pets the carpets should be replaced anyway. I don’t mind the fine but should just be part of the lease stating that if you have a pet you will be responsible for the removal of the carpet at move out.Parking was a constant problem. There are not enough spots for residents. If anything it should be more difficult for visitors to find parking but instead it’s almost impossible to find parking as a resident. When visiting other military families you can get a lot more room for your dollar other places and quality as well. I only chose this place because it was available closest to when I needed it to be. In hindsight I wish I would have just slept in my car for a couple days and moved in at a different location.

I love living here. I have been here for over a year and just renewed my lease. The amenities are great and the apartments are newer and energy efficient. I paid more for a much worse apartment in the county so I am happy with the cost. Maintenance is amazing and efficient. They are always working hard and answer calls quickly. I had a problem with my dishwasher and they installed a brand new one the same day. I can’t say much about the ladies in the office because I haven’t had any real problems causing me to seek them out. I guess that means they are running things efficiently! The only issues here seem to be problems you see at all apartments. I see many dogs being allowed to run off leash on the back hill. My dog and I have been chased by some of these dogs. I also watch them go the bathroom and their owners don’t clean up their mess. One day my son rode his bicycle through dog poop and then back through the breeze way to our door. I had to scrub his bike with hot soapy water and then I scrubbed the sidewalk through the breezeway so our neighbors wouldn’t walk through it. Also, the trash compactor is never broken and rarely actually full but people are too lazy to throw their trash in it or to push the button. They dump boxes and bags next to it instead of breaking down the boxes. Our maintenance guys spend too much time cleaning up the trash but I am thankful that they are out there every day doing it. This is a great community and I am glad I found it. Unfortunately, some people are lazy and inconsiderate and I imagine you will find that anywhere. At least here there is an amazing maintenance team cleaning up the grounds daily.

I have lived at Ultris for almost 4 years and don’t have any major complaints. Any issues I had, have always been taken care of in a timely manner. The maintenance crew is awesome (especially Randy and Tom, who always had a treat for my dogs). They work tirelessly to keep the grounds and units in shape. Since there are a lot of residents, I don’t find it fair to nag about things like dog feces.. that’s really on some people being selfish and lazy. The complex is really nice though! The office ladies are super sweet as well. I always enjoyed chatting with Brooke, Tiffanie, and Debbie and they were great in assisting with anything I needed. With all that being said, people who decide to live at Ultris need to be aware that they are a) sharing a space with many others (as mentioned above) and b) renting. If there are damages to the carpet for example, there will be a charge and if the neighbors complain about noise to the front office, there will be a notice. Not because the office ladies are mean, but because they are following protocol and doing their job. We got lucky, since out carpet had almost its life when we moved out - had we left a year earlier though, the bill would have been a lot bigger. Just something to keep in mind when moving in, especially with pets, little kids (both somewhat unpredictable lol) or if it’s for a shorter stay. I can only speak for ourselves and as a long-term resident, but for what it’s worth, we enjoyed our time at Ultris!!

It depends. $1,256 one bedroom, no utilities minus the hidden fees they don't twll you about.
