Longview Hills is for those aged 55+. The Manufactured Home Park in Newport is approximately 15 minutes from the central business district / bay front. Located on a raised area east of the 101, many trailers enjoy different ocean views. Homes are individually owned. Owners rent the spaces on which their homes sit. Water, electric, trash removal are not included in the rent. Existing residents as of now, September 2016, enjoy 99 year leases. In conjunction with the park being sold, new residents will sign shorter term leases. Overall, it's a nice park with lots to do nearby and there's a clubhouse on-site that hosts various activities almost daily. The negatives include homes extremely close in proximity to each other, streets in need of repair and cliquey social groups. The positives include a responsive manager, uniformly enforced park policies and cliquey social groups.
