The Waters RV Park

The Water's started as an RV park in 2002. I purchased it in 2019. The approval process to expand the community from 30 RV lots to 115 tiny home lots was considerable, but the community now is almost complete. Here is an update for you on our progress. All the infrastructure for the new lots on the property is near completion. This includes the electrical system, the water system and the sewer system. We are enlarging the waterline that feeds the community from a six inch line, which is a big pipe to a 8 inch line as required by the local water company. Next are all the concrete streets. As you can see in the pictures. we are pouring the curbs now and then will pour the street and the parking pads. We are building this community to last for decades. The concrete work should be completed in about two weeks. Also in the pictures is the pier in our lake. We used real pilings to support the pier.. You can fish now or just relax. The cement walkway with the circle leads from the clubhouse to the pier or the dog park. The dog park will be finished after the roads. We have a large community center with two baths. One bath with a tile shower. We have a laundry room with washers and dryers. A great room with a giant TV and beautiful furniture. Also it has a nice eating area with coffee maker, refrigerator, microwave and large ice maker for fun times. The community center should be complete in about two weeks. There's only one other picture that I did not comment on. It's the rockwall across from the community center. I hope you like it. The Water's is located 16 minutes from Walmart and only about 8 minutes from the grocery store in Farmersville. Farmersville has a town square and is really nice. Highway 78 is six lanes wide up until about two miles South of the turn to our road. Then it changes to two lanes. They are building 2,500 homes within 5 miles of us. It won't be long until all the major franchises are only a short drive away. To find distances from The Water's. Stayed here for a month! Enjoyed our stay! New owner Marshall Warren has made many improvements since we last saw it. New concrete pads, new grass going in, well cared for! Enjoyed the wildlife around the pond. Quiet, peaceful location!

We stayed here a few day's and enjoyed our stay. Chris the park manager is a stud, he alway's made sure we were happy. Ya, there are few trees for shade and its out in the middle of no where but if you want peace and quiet, this is the place to be.

This is a small but very nice RV park. Quite, clean, and great internet. We spent a week here and had no problems what so ever. The laundry area was always clean and works great. Plus, it is a hop, skip, and jump to anything you might need. Everybody here were so nice too. We will be back. Oh and I like that fact that they do a background check. You never really know who's next door to you in an RV park and knowing that a background check is done on everybody that stays here, gives you peace of mind.
