This rental office is very unprofessional and lacking in communication. We only been here a month and it has been one issue after another. The maintenance personnel are unprofessional as well. We are still waiting on appliances as well as other things that should had been done before we moved in. We are about ready to move also.

I selected these apartments because of their spaciousness. Since moving in I have had nothing but a great living experience. The office staff member James Terrell has been helpful and exceptional from start to finish. The maintenance staff have been professional with just minor flaws that needed to be addressed. Overall, I am happy with my decision.

In December I called to inquire about renting as I am new to Maryland and am interested in moving to Upper Marlboro. I spoke to a sweet lady who ONLY informed me about the affordable housing program. This sounded great as my husband is the sole provider at the moment. I specifically asked what was the maximum salary. The young lady told me 64,000 dollars a year. I was like wow God is great as that is his income. The woman also told me after I expressed interest in a 3 bedroom it was not available but for me to put my name down on the list for a 2 bedroom because they become available sooner and then put my name on for the 3 bedroom and switch later. I was like perfect. The other day I received a call my name came up. I was so excited I felt blessed. I called 6back and the max income is 49,000! I would have never bothered had she told me that. I am not a moron. All the information given to me in December was incorrect. Even, the moving to the 3 after taking the 2. I am not a complainer but this made my heart drop. I saw a review and a woman said she lives there and is a Pharmicist. They start at 60,000 a year and she is married so what is the deal? The woman in the office said "ooooh," I had to ask is there a duel situation where the there are affordable and regular and she said yes, you can pay the normal price for the same apartment. I was like why didn't she say that? Once again not giving up proper information. I loved that complex and what it had to offer. I didn't care about the bad review I know it would be better when we got there. (Smile). The woman said you can move in with the max income of 49,000, but when it is time to renew you can renew at 64,000. I am like why can't they let us in at that rate? She laughed and said "I know I am sorry." I just want the staff to be trained to answer questions with the right answers. We need correct info to make informed decisions. I literally waited for this place all never knowing I was given improper information. That, devastates me.

So, I moved in 3 months ago and here is my review. Pros -Quiet Area Cons - Rodents, especially on ground floor -The gym has 4 pieces of equipment that are always broken -The pool is managed by 16 year old teenagers who never clean it -Too expensive for the mediocre service they offer -New management that took over on September 1st 2016 are worse than previous management( My husbands car got towed and his name is on the lease) and management didn't have answers or options for me. - For the past 3 months, I always got a warm welcome and greeted by name each time I walked into the leasing office. I guess new management is too good to greet me. Do not move here if you have a low tolerance for disrespect and unprofessional conduct. PS. I'm a pharmacist and after a long day at work, an annoying leasing office is the last thing I need to deal with. So we are moving out of here. I'm very disappointed with the so called "luxury" Woods of Marlton! Don't move here if you can avoid it. There are town homes in the area which are better than this place.
