The property is our daughter’s, willing to transfer the property to our name, at the time of closing the reverse Mortgage, because is payable at the time of transferring, we do not do it now. Is there any way you can help us to process this loan?

Hello Jose, Thank you for your question! Only spouses are allowed to transfer to title at the closing. If you are not on title now and would like to complete a reverse mortgage you will need to be on title at the time of application. I was talking with one of your agents and he seemed to know a lot more about my property than is visible on Google Earth. Do you use drones to view a property while you are talking with the owner?

We definitely don't use drones but we do have access to public records, recorded deeds, title profiles etc. We do a great job of prequalifying our customers upfront so that there isn't any suprises for our processing team. my husband has a reverse mtg property, I have lived another town and am about to purchase another property by using reverse mtg for my own, is it ok to plan so?

Hi Christine, Even if you don’t live in the property currently, you are married and therefore your husband would also be considered with the next reverse mortgage loan. He cannot be on two reverse mortgages at the same time and therefore, you would not be able to use the HUD Home Equity Conversion Mortgage (HECM or “Heck-um”) on the second property while still married.

Can I get a second mortgage on top of my reverse mortgage. I have app 65 % equity on a 1.3 mill property.

Hello Daniel, There is no provision in the reverse mortgage that prohibits you from obtaining any other secondary financing. Reportedly, HUD’s Title One second trust deed loan can be placed behind a reverse mortgage but we do not offer this financing so we cannot independently verify this information or the parameters of the loan if it is true. You may find it difficult to find a lender who will go behind a reverse mortgage knowing that you do not have to make any payments on the loan, but we have seen some borrowers able to obtain seconds behind their reverse mortgages so it appears there are some options out there but you may have to look for them and again, it’s just a matter of whether or not your circumstances will fit their parameters.
