Dwayne the manager ignores landlord tenant law, is intoxicated during buisness hours, has hygiene issues and becomes hostile when disagreed with. Shady dealings.

Horrible place to live. I am a current tenant. I have lived here for years. When I moved in I was told it was a little "rough" but management was improving the park and fixing the problems. Since I have been here I have learned that the on site manager is not at all knowledgeable about tenant rights or responsibilities. He does not know codes or regulations and seems to have no ethical standards. He can frequently be found drunk and spends more time insulting tenants and spreading rumors and lies about them to other tenants than doing his maintenance work. The "womens" bathroom has not been open during my time here due to damages. Occasionally the manager let's homeless people live in the women's restroom. The "mens" bathroom (only one available) is frequently unusable due to damage caused by drug addicts who use it as a safe place to get high. The laundry room is usually more usable except when the addicts are having large loud parties in there. The park is over run with homeless drug addicts who cause problems and start fights with tenants. They throw used syringes all over the park with no regard to the safety of others. EMC, the management company in charge of this property, has been made aware of many of these problems by myself and several other tenants over the years and does nothing about it either. This is not a safe place to live and is well known at local jail and prison as a place to score drugs and stay when they get out.

Yes spaces are available. Last I knew that there is no age limit. But for older models, they will make you just through a few hoops. I would suggest that you go to the main office in kiezer and talk to them. Just do a Google search for encompass property management
You can't just up and park there come on now people.... You will have to talk to management and see if there are any openings.
They have mostly but you could so mobile home there but i dunno
There are no vacancies but the management is emc management give them a call they will know more. Easy to get in and have more property's than this
No! Dwayne treats you the same as you treat him. Be respectful so Will he. He has laws and rules he has to follow. Great manager
The rent is $400 a month. Electricity is the only thing that needs to be paid extra. Water, sewer and garbage is with the rent.
Im sorry im not sure. I dont live there. I have friend that does. I know she has a antenna on her fifth wheel.i think water is included in your space rent. Im not sure you should call the office and ask them. Have a great day😀
