Hi there! Knowing whether or not you qualify for a loan is a very easy process. The first step is finding a lender. There are so many lenders out there, so make sure you find one that fits with your financial situation. We can absolutely help you find one. The lender will look at a number of things: income, debt, your job, credit score, your assets, and more. From there, they can give you a rough estimate of the price of the home you can afford.
Generally, a home inspector will look at things like a home's foundation, structural components, roof, HVAC, plumbing, and electrical systems, then provide a written home inspection report with results. A home inspection generally takes 2-4 hours, but may take more time depending on the size of the house. Usually your real estate agent, the inspector, and the buyers will be present during the inspection to see what comes up, and to make sure you understand fully what you're looking at. If any issues are brought to light during the inspection, the inspector or your real estate agent will likely recommend experts on the issues to come take a more thorough look.
Hello! The home buying process length is situational. What type of financing you have, offer contingencies, the inspection process, and buyer/seller personal needs are all factors that affect how long it takes to close on a property. We see closings anywhere from 1-3 months.

There is something to be said for having a pre-approval letter rather than a pre-qualification letter. The pre-approval letter implies you are a serious buyer and you are ready to go at the drop of the hat. For each house you put an offer in on, there should be a custom pre-approval letter for the exact amount you are offering-- (even if you are paying the difference in cash). From Investopedia: "Pre-qualification is quick, usually taking just one to three days to get a pre-qualification letter. Keep in mind that loan pre-qualification does not include an analysis of credit reports or an in-depth look at the borrower's ability to purchase a home. The initial pre-qualification step allows for the discussions of any goals or needs regarding a mortgage. The lender will explain various mortgage options and recommend the type that might be best suited. Pre-approval is the next step, and it's much more involved."
