YES staging a home is ideal to sell. Assuming it's vacant. If it's being lived in then having a staging consultation where a professional stager comes out and assess each room and helps give guidance on how to maximize the spaces to show off. We offer FREE staging consultations.
Truthfully when it's the right timing for you however that being said markets evolve over the year. In Portland some of our best times to sell are December thru March due to the hot demand that buids up over the holidays, many sellers don't want to put their homes up for sale as they are going to wait till spring therefore shrinking inventory. Buyers demand grows during this time and many companies who offer relocation incentives their employees to make moves by end of year or first part of the new year. So if you are ready to sell don't wait!
This is a tricky question and depends on a person's available funds and the ability to find temporary housing. Ideally in this market, the answer is yes. Contingent offers can be hard to secure with the amount of inventory we currently have in Portland in comparison to the amount of buyers out looking. If a client needs more equity to purchase or meet a mortgage plan, it is best to sell a current home before finding the next. You will also most likely need temporary housing or an extended time after closing in your current home.
In real estate, first impressions matter. When buyers tour you home for sale they are looking for ways to negotiate the price. The most important things to do when getting ready to sell your home are to de-clutter and clean. Put away personal items. The second thing is to stage your home to sell. Make sure each room has a purpose and that it is being used or made to look like it is being used for the intended purpose. Next, identify any issues with systems. Make sure the HVAC, plumbing and electrical are all in proper working order. When I meet with potential clients we go over a game plan to ensure your home is looking its best before we hit the market.
